The comments provided below are based upon review of the preliminary civil plans &
documents for the subject short plat. Additional informationis requested from the applicant
at this time in order to continue review of the application and provide preliminary approval of
the short plat. Please ask the applicant to providea written response to each of the
outstanding comments below and revise and resubmit plans accordingly.
Please also note, after receiving preliminary short plat approval from the Planning Division,
the applicant will be required to submit civil engineering plans to the City for review and
approval after receiving preliminary short plat approval from the Planning Division.
To confirm feasibility of a new lot, the plans need to show that it is buildable. The plan
should have a proposed house outline, driveway, storm system, and utilitiesfrom the main to
the house with inverts to confirmcode requirements can be met.
GENERAL
1.Please add outline of house, garageand drivewayfrom edge of paved road to the house.
Note the square footage of each.The square footage of the house/garage should include
eves.
2.Call out slope of driveway. The Edmonds Community Development Code does not allow
for driveway slopes to exceed 14% without first obtaining approval by the City Engineer.
The maximum allowed drivewayslope is 20%. Adjust the slope of the driveway to reflect
a 14% grade and/or maximum 20% grade along with a request for waiver that provides an

UTILITIES
1.Please submit a stormwater report including full infiltration calculations (see the city’s
Stormwater Addendum to determine the specific testing requirements. Please ensure the
stormwater management design for the proposed single family lot is reflectiveof the eve
line of the house, driveway, and any patios, walkways, etc.Show a stormwater mitigation
system on the plans based on the infiltration rate and the infeasibility checklists. If there
will be an outfall, show what it connects to and where. Provide approximateinverts for all
connections to confirm feasibility.
2.Sewer and water services should be shown from the main to the house. Provide
approximateinverts for the sewer connection to the main and at the house to confirm
minimum 2% slope is possible.
3.Show the location of stormwater systems, sanitary sewer systems, water mains and water
service lines adjacent to or within the proposed subdivision.Provide approximate invert
elevations for side sewer at house, property line and new connection to main to show
feasibility. Call out length and size of all pipe to verify slopes.
