FOR GREENNESS LLA (REVERSION TO 2002 CORRECTED GREENNESS
SHORT SUBDIVISION) FILE NO. PLN20150012
Dear Mr. Bradley:
The Planning and Engineering Divisions have reviewed the above draft recording documents, and it
was found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
In December, 2014 there were discussions related to the unfinished improvements and the
potential need to post a performance bond at this stage in order to satisfy the conditions of
approval for the original short subdivision (S-95-163). After further discussions with the City
Engineer and Public Works Director, it has been determined that this can be addressed in one
of a couple ways:
a. A performance bond can be posted by the owner/developer as surety that all required
(remaining) improvements will be completed within 1-year from the date of
recording of this short plat reversion; or
b. A condition could be added to the face of the recording documents placing a
requirement on all/or one/or a combination of lots to complete the required the
improvements at the time of future building permit on a given lot(s).
If you choose option (a), please submit an engineer's cost estimate outlining costs associated
with constructed all remaining requirement short plat improvements. Please use the King
County Bond Quantity Cost Estimate worksheet. If you choose option (b), please include
proposed language on the recording documents with your next submittal or email language to
Jeanie McConnell for review in advance of the next submittal.
2. Please add a note to the face of the plat map showing the addresses which were assigned to
each of the lots: Lot 1 — 16202 72°d Ave. W, Lot 2 —16206 72nd Ave. W, Lot 3 —16234 72°d
Ave. W, Lot 4 —16236 72" d Ave. W
3. Sheet 1: Title. Change "SHORT SUBDIVISION NO. PLN...." to "LOT LINE
ADJUSTMENT NO. PLN20150012"

4. Sheet 1: Declaration. Revise the language after "Know all men by these presents:" to read:
"That we are the owners of the herein described property, do hereby make a lot line
adjustment thereof pursuant to RCW 58.17.040 and declare this adjustment to be the graphic
representation of the same, and that said adjustment is made as our free and voluntary act and
deed in accordance with our desires."
5. Sheet 1: Revise Dedication section to read: Easement and Maintenance Provisions. The
Easement Provisions shall clearly state the purpose of the easement, location and
beneficiaries. The Easement Maintenance Provisions shall clearly state ownership and
maintenance responsibilities.
6. Sheet 1: Include Easement and Maintenance Provisions for the SDL.
7. Sheet 1: Refer to easement AFN 200604270618 and describe the easement purpose and
beneficiaries under the Easement and Maintenance Provisions section, or create a separate
Restrictions section.
8. Add Restriction for Lot 4 to take access from 72nd Ave W and Lot 3 to take access from either
72°d Ave W or from that portion of the private access road that is 20-feet in width.
9. Sheet 2: Should the legal description for Lot 3 include verbiage with "subject to an easement
as recorded under AFN 200604270618?
10. Sheet 3: Revise ROW notation along private access road to state Private access road easement.
11. Sheet 3: Clarify UME boundary.
12. Sheet 3: Clarify IEUE boundary.
13. Sheet 3: Provide line type for SDL so the location can be identified on the map.
14. An easement to the City of Edmonds for inspection of the stormwater management system
shall be provided and shown on the recording documents. The easement language should
read: "A permanent access easement is hereby granted to the City of Edmonds for access to
the private stormwater facility located [please describe easement area] as shown hereon.
Access shall be for inspection purposes to ensure that stormwater facilities are properly
operated and maintained in accordance with City of Edmonds Code."
15. The final recording documents must be signed by your surveyor.
16. Note that all signatures on the final documents must be made in black ink. It is suggested,
however, that you submit the revised recording documents to staff for a second review prior to
obtaining all required signatures.
Please make the above changes and submit your updated recording documents to a Planner,
Monday, Tuesday, Thursday, and Friday between 8:00 am 4:30 pm — the permit counter is currently
closed on Wednesdays for permit review.
