Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. Comments 1 — 1/31/18 Comments 2 — 2/28/18 GENERAL 1) OK 2) OK 3) OK 4) OK 5) 2/28/18 — Comment was addressed; however the easement is shown located within the City right-of-way. The easement is located on the subject site. The driveway approach does not meet current ADA standards and will need to be removed and replaced. Please show the driveway approach per Edmonds Standard Detail E2.26. b. There is no curb ramp at the NW corner of the T-intersection at Skyline Dr. Please show a ramp being constructed consistent with City and WSDOT standards. A designed drawing will be required, but could be a deferred permit submittal. c. The ramp at the SW corner of the T-intersection of Skyline Dr will also need to be constructed. Per state code, RCW 35.68.075 (3) Upon September 21, 1977, every ramp thereafter constructed under subsection (1) of this section, which serves one end of a crosswalk, shall be matched by another ramp at the other end of the crosswalk. However, no ramp shall be required at the other end of the crosswalk if there is no curb nor sidewalk at the other end of the crosswalk. Nor shall any matching ramp constructed pursuant to this subsection require a subsequent matching ramp, RCW 47.04.010 (10) (10) "Crosswalk. " The portion of the roadway between the intersection area and a prolongation or connection of the farthest sidewalk line or in the event there are no sidewalks then between the intersection area and a line ten feet therefrom, except as modified by a marked crosswalk; Please show a ramp being constructed consistent with City and WSDOT standards. A designed drawing will be required, but could be a deferred permit submittal. d. Any sidewalk that doesn't meet current ADA along the subject site will need to be replaced. Revise the plans accordingly. e. Add a note to the plans stating existing failing, damaged or non-ADA compliant frontage improvements shall be removed and replaced as determined by the City Engineering Inspector. 10) 2/28/18 — Comment was not addressed. 1/31/18 Comment - Please show a 2' asphalt cut where any curb replacement is to occur. 11) OK 12) OK Page 2 of 4 13) The rockery was approved and inspected in 1976 under permit number BLD 19760350. For this reason, the City is not requiring the removal of the rockery. However, under current City code, construction of rockeries is prohibited within the City of Edmonds under certain circumstances and in certain situations per Edmonds Community Development Code 18.40.020. There is also a 12' easement along the property frontage that states that no structures can be built within the easement. The City views rockeries as structures. Therefore, if any portion of the rockery is removed the rockery cannot be replaced in its same location. 14) OK 15) Please note: additional comments not included in this review may be produced after reviewing the next submittal. Please add a note that the 6" cleanout at the property line shall have a 12" cast iron lamphole cover with 1/z" hexbolts. 5) 2/28/18 — It appears that this comment may have been addressed, but it is unclear if the sewer line branches off based on the line types. Please revise as needed. 1/31/18 Comment - Show a cleanout located within 2' of the house, at any 90' bend, when there is less than 3' between two 45' bends, and when there is more than 100' between cleanouts. 6) OK 7) 2/28/18 — Comment was not addressed. 1/31/18 Comment - If you intend to re -use the side sewer, please add a note that the existing side sewer will need to be TV'd by the contractor and video must be submitted to the City for review and approval to re -use.
