During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.

the site being developed will need to be brought up to current ADA standards.
a. The driveway approach does not meet current ADA standards and will need to be
removed and replaced. Please show the driveway approach per Edmonds Standard
Detail E2.26.
b. There is no curb ramp at the NW corner of the T-intersection at Skyline Dr. Please
show a ramp being constructed consistent with City and WSDOT standards. A
designed drawing will be required, but could be a deferred permit submittal.
c. The ramp at the SW corner of the T-intersection of Skyline Dr will also need to be
constructed.
Per state code,
RCW 35.68.075
(3) Upon September 21, 1977, every ramp thereafter constructed under
subsection (1) of this section, which serves one end of a crosswalk, shall be matched
by another ramp at the other end of the crosswalk. However, no ramp shall be
required at the other end of the crosswalk if there is no curb nor sidewalk at the
other end of the crosswalk. Nor shall any matching ramp constructed pursuant to
this subsection require a subsequent matching ramp,

sidewalks then between the intersection area and a line ten feet therefrom, except as

13) The rockery was approved and inspected in 1976 under permit number BLD 19760350. For
this reason, the City is not requiring the removal of the rockery. However, under current
City code, construction of rockeries is prohibited within the City of Edmonds under certain
circumstances and in certain situations per Edmonds Community Development Code
18.40.020. There is also a 12' easement along the property frontage that states that no
structures can be built within the easement. The City views rockeries as structures.
Therefore, if any portion of the rockery is removed the rockery cannot be replaced in its
same location.

1/31/18 Comment - Show a 6" cleanout at the edge of easement. Please add a note that the
6" cleanout at the property line shall have a 12" cast iron lamphole cover with 1/z" hexbolts.

sewer line branches off based on the line types. Please revise as needed.
1/31/18 Comment - Show a cleanout located within 2' of the house, at any 90' bend, when
there is less than 3' between two 45' bends, and when there is more than 100' between
cleanouts.
