Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GENERAL 1) Please add a note the plans that if the existing rockery is removed, that portion of the rockery may not be replaced and must follow the prohibitions outlined in 18.40.010. No new rockeries and retaining walls may be permitted with the City right-of-way. 2) A right-of-way permit is required to perform work within the City right-of-way (ROW). A ROW Permit Application shall be completed by the contractor and submitted to the City prior to issuance of the building permit. 3) It appears from the site plan that a sewer cleanout will need to be installed due to the proposed structure being built over the existing sewer line. a. If any portion of the side sewer needs to be relocated on the exterior of the home, a side sewer permit will be required. Please follow this link for the Side Sewer Permit Application form. b. Please show a cleanout within 2' of the existing home and 2' of the proposed garage (north side). 4) Please show the driveway from the edge of roadway to the garage. a. Show the driveway being asphalt from the edge of roadway to the property line. Once on private property, the driveway may be a hard surface. b. Please label what surface material will be installed for the driveway. c. Please note that as of now this street will not be paved this year (likely the year 2021). 5) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not exceed 14% slope. Please add this note to the plans. Since a new garage and driveway is being installed this requirement shall be met. Page 2 of 2
