During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.The distance from the street edge of pavement to the property line is 18 feet. An additional two feet of
driveway approach will need to be asphalted within the lot.
2.New impervious surface area is in excess of 2000 square feet. Ms. McConnell’s previous review was
correct: the area occupied by the demolished carpert would be creditable towards new impervious only if
a new parking structure were rebuilt on the same footprint. Since the new garage is located outside of
that footprint, any new impervious surface constructed in that area counts towards the 2000 foot
threshold for detention requirements. Please refer to City of Edmonds Handout # E72 for more
information and a drainage system worksheet.
You will be required to connect the detention system to the City’s storm system.

Provide RIM elevations at each catch basins, new & existing as well as invert elevations for all pipe

connections.
3. Engineering notes the existing side sewer, as it exits the existing home, will be covered by the proposed
addition. A cleanout will be required to be installed a minimum of two feet from where the sewer exits
the addition.
Engineering will accept a redline of the existing drawings for these changes.
