Please address the following issues.
1. Provide an as -built showing all changes to utilities and impervious surfaces on site (ie. sewer
and driveway).
2. Update the impervious surface numbers on the as -built for the Driveway (counting for additional
width), Alley (additional paving connecting to widened driveway) and Total Regulated
Impervious. Total possible mitigation for the detention system installed is 5,000sf of impervious
surfaces. Submitted plans call out 4681 sf of impervious surfaces to be mitigated, leaving a
remainder of 319sf to apply towards the additional impervious surfaces of the driveway and
alley.
3. Install a 12" cast iron lamphole cover with %" hex. bolts at property line for the 6" cleanout.
4. CB#2, the type 2 CB lid needs to be mudded to the CB.
5. All CB's need to be cleaned prior to final inspection.
6. The patch on Sprague for the lateral connection and the 2' cut along the gutter shall be paved
prior to final approval.
7. Silt fence along the alley to be removed once the alley is paved.
8. Alley pavement shall be sloped toward CB#3. Paving shall not extend beyond 13' from subject
property line as per plans.
9. Shoulder slope from the paved alley shall not exceed a 1:2 slope.
10. According to photos of the site prior to construction, the access gate at 733 Edmonds St. (south
of the alley) was previously able to open toward the alley right of way. Please complete one of
the following.
a. Regrade alley so that the access gate is allowed to open toward the right of way once final
restoration of the alley is complete,
Or
b. Work out an agreement with the development responsible for maintaining the detention
pond. Confirmation of an agreement will be required. The contact for maintenance of the
