All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1.Please revise the civil drawings and the architectuals so that they match. a.The layout of the driveway approach and width of the driveway differ between plans. 2.State on the plans which erosion control methods will be applied to the project. At a minimum, standard detail E1.3, catch basin protection, is required. 3.Please clarify the drainage of the new driveway. a.It appears that very little, if any, surface water runoff will actually be collected in the trench drain. 4.Show that the radius of the driveway approach are adequate for the turn radius of the delivery vehicle on the plans and please provide the calculations for this determination. 5.Please show on the plans that curb will be painted yellow 5’ beyond the west end of the driveway and restriping existing yellow curb section as needed. 6.Please show on the plans an adequate driveway approach where the east wing will still allow for ADA standards to be met when transitioning from the walkway to the sidewalk. SOME OPTIONS a.Install the driveway approach per Edmonds Standard Detail E2.26. Readjust the walkway so that walkway does not tie into the driveway approach wing, but onto the sidewalk. b.Install the driveway approach consistent with the attached detail. Widening the sidewalk behind the driveway entrance by a minimum of 2’ to allow for a 5’ sidewalk, with max 2% cross slope, to be maintained. In both of the options provided above the existing hand rail will need to be removed or redisgned.
