During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

1)Per Planning Division, aland use permit is required for modifications to an existing landscape plan,
which is a Type I decision made by staff.Please submit your land use application to the Planning
Division.As part of the submittal, please include a completed land use application form, landscape plan
drawn to the requirements of ECDC 20.13.010, cover letter describing the proposal, and $250
application fee.Additional information may be required during the application review process.You are
welcome to contact the Planning Division at (425) 771-0220 with any questions on the land use
application submittal requirements.
2)Please show the entire site on site plan and locate property line.
a) Please label and show on site plan sqft of all existing impervious surfaces and provide year of
construction. Please provide total calculations for all proposed impervious surfaces andexisting
Sample Plot
impervious surface on the plans. i.e. walkways, gravel areas, patios, roof, etc.Refer toB57
Plan for example on impervious/pervious labeling.
b)From the Site Classification Worksheet (page 5of Handout E72, attached), please provide a copy of
the completedtable.
c) Please calculate all pervious and impervious surfaces and fill out
d)Please add a note that all disturbed soils will be compost amended.
e) Please add a note that filter socks will be added as needed per Edmonds Standard Detail E1.3.
f)Are there intended landscape modifications along Walnut Ave. if so, please show on site plan.

3)Closure of the side walk for pedestrian trafficwill not be permitted, the sidewalks will need to remain
open. As discussedover the phone, due to disruption of traffic flow, disruption fees may apply if work
continues past 3 days. The city will charge the base fee of $385.00 for the Right of Way permitand
charge any additional fees that apply at conclusionof project.
4)Pavers are not permitted in the right of way. Please label the property line to clarify location of proposed
pavers.For assistance with locating of property boundariesrefer to,B-59Property Line Location
Information.
5)If you are proposing pavers to be located within the right of way, please apply for an encroachment
permit,E-26Encroachment Permit,for review and approval.
6)Please clarify if pavers are intended to work as a pervious or impervious surface. If pavers are intended
to be installed as a pervious surface please refer to the Permeable Pavement Systems Flow Chart (Figure
1) of thePermeablePavement Policyto make sure project meets requirements. If requirements are met,
install according to handout E72B, Low Impact Development (LID) Storm Water Best Management
Practices (BMP). If pavers are intended to be an impervious surface, install according to manufacturer’s
requirements.
7)Per Building Division, water features that have a permanent direct connection frompotable water lines
will require a Building/Plumbing permit. Water features with a circulating system that are filled with a
hose will not require apermit.
8)Also, please find attached a previously submitted site plan which may assist you in providing all that is
requested.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
