All Handouts referred to in these comments can be accessed at our website: www.edmondswa.gov/under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1)Please provide on your site plan the table from the “Site Classification Worksheet”. See attached Handout E-72 pg.5. 2)Storm water management is required for all impervious surfaces constructed after July 1977. If newor replacedimpervious surfaces exceeds 2000sf, a storm water management system will be required. If required please show the storm water management system on your site plan. 3)If new or replaced impervious surfaces exceed 2,000 sqft, requirements triggered for pollution generating impervious surfaces exceeding 5,000 sf will be required. This will result in the installation of Phosphorus Treatment filter systems. At a minimum oil/water separatorsare required in each catch basin. The outlet pipe of these catch basins shall have a downturned 90 degree elbow to restrict the outflow of oil and other floatables. There should be at least 9 inches of clearance between the elbow and the inside wall of the catch basin to facilitate removal of floatables. 4)Please provide on the site plan the date of constructionfor all existing impervious surfaces. 5)Cuts to the existing grade are proposed within the drainage profile.Any regradingof the existing gravel that takes the surface down to bare soil will cause the area to become considered replaced impervious surfaces. Please provide the complete square footage to be re-gradedand showon the Drainage Plan. 6)According to aerial views from pulled from the city’s archive(dated 2004),pervious surfacesexisted along th the west property line betweensubject property (22800 76Ave W.)and 22901 Hwy 99. Please make sure to provide a date of construction on your drainage plan forany new or replaced impervious surface created with the construction ofthe joining driveway, retaining wall and regrading. 7)Please show the limits of proposed asphalt to be placed over existing gravel.
