Comments 1 — August 1, 2019 Comments 2 — September 25, 2019 (Joint letter with Building & Planning) Comments 3 — December 18, 2019 1) December 18, 2019 — Drive surface has been revised to a patio surface. Clearly label north end of existing driveway so it is clear that vehicles cannot enter onto the patio area. In addition, show landscaping — vegetation, bark or mulch — on the sloped area to the west of the patio. 9/25/2019 comment - It is apparent upon review of the most recently submitted site plan, that the block retaining wall supporting the driving surface to the west and north of the accessory structure is supporting a structural surcharge from the vehicular surface, as well as being partially within the special flood zone area. Please provide structural calculations and a construction design stamped and signed by a Washington state licensed professional for review by the City. The design must address the requirements of chapter 16 of the IBC for both the vehicular surcharge as well as flood resistant construction. 2) ok 3) A 4) ok 5) ok 6) December 18, 2019 — Patio removed from setback area. Refer also to building division comments. 9/25/2019 comment - Provide top and bottom of wall elevations on the plans. The proposed retaining wall shall not exceed 3-ft in height above finished grade within the setback area. 7) ok 8) ok 9) ok 10) December 18, 2019 — Refer to building division comments. 9/25/2019 comment - Provide a minimum 36 inch guard along the edge of the raised parking area wherever the adjacent grade exceeds 30 inches below the paved surface.
