Eng-Comments-Email-12-16-2019.pdfFrom: McConnell, Jeanie To: "Jenelle Taflin" Cc: Jason Green; Zulauf, JoAnne; DeLilla, Mike; Richardson, Zachary Subject: RE: Anthology Edmonds (Senior Living Facility); Utility Plan Revisions Date: Monday, December 16, 2019 4:49:59 PM Good afternoon Jenelle, Thanks for the phone call. Again, my apologies for the delay in responding to you. As I mentioned, we are in the process of implementing a new permit system and it has set us all back a bit. JoAnne, Mike and I were able to meet to discuss the recent submittal for the subject project and there are still some major utility conflicts that need to be worked through. At this point, we are asking you to take a look at shifting some of the utilities over to 212th, instead of bringing them all in off 72nd. We can't guarantee the feasibility of routing utilities off of 212th and additional work will need to be done on your end to determine this. At this point, however, we are not able to approve what has been submitted for connections on 72nd I have included below a few of Mike DeLilla's comments to give some insight on what has been discussed amongst City staff. • All infrastructure needs to be shown to scale on the plans. The latest submittal indicates an RP pad that is smaller than that which is required. In addition, screening may be required by the Planning Division, which would require additional space. • The fire hydrant is being placed between the two large gas mains that from the drawings are less than 2 feet apart (outside to outside), which means that the fire hydrant cannot fit there. • A minimum 1' separation has not been achieved for the water service prior to it entering the vault, which has the potential of driving the waterline much deeper, since the City's and Lynnwood's sewer pipes would likely conflict. Also the vault has minimum clearances, which will drive the elevation in and out of the vault. This will affect also the size of the vertical thrust blocks needed for the RP and runs the risk of being adjacent and/or encasing part of the new sewer. • Any 90 degree bends on the water system will require thrust blocking against undisturbed soil. Per City standard detail WA-131, use of a 1 %" or 2" meter will require a 2" service line from the main to the meter. These comments are not all inclusive as the City is requesting a redesign of the utility system connections. Additional comments may be provided once a redesign is submitted to the City for review. Please let us know if you have further questions. We are happy to engage in some back and forth discussions prior to your next submittal. We would like to be able to complete our plans and resubmit as soon as possible. Any idea when we will receive feedback on our proposed utility revisions (see attached original email from 11/19)? Any status on when we can expect to receive comments on our proposed utility revisions? We have been at a standstill on this since we sent our proposed revisions a few weeks ago. Thank you! Yes, we had sent Mike DeLilla the attached email on 11/19 for him to give us some feedback on whether or not we were headed in the right direction with our proposed revisions, which we based on a meeting we had with Mike and JoAnne. We haven't gotten any feedback as yet and would like to know how to proceed. Thank you! It is my understanding that there remains to be significant utility conflicts with the current project design. We will need to wait for JoAnne's return to get into next steps as I am not privy to all the details at this time.
