Itemized below is our response to the November 30, 2015 review comments submitted for the above
referenced project. Our response appears in bold.
C1.1- COVER SHEET AND GENERAL NOTES
1. Please reference the building permit on the plans (BLD20151238).
Permit number referenced.
C2.1- TEMPORARY EROSION CONTROL PLAN
1. There are trees along 2nd Ave that are not noted to remain.
a. If these trees are to remain the silt fence should be located at the drip line of the tree to protect the
tree roots. Please revise the plans accordingly.
Silt fence adjusted as noted.
2. If there are tree from the adjacent properties where the drip line extends onto the subject site, please
show the trees and their drip lines from the adjacent sites.
There are not drip lines from adjacent sites.
3. Please show protection fencing at the drip line of the trees.
Fencing added as noted.
4. The existing concrete driveway could be used as a construction entrance as long as no vehicles will drive
off of the concrete area. Add a note/revise plans if needed.

5. Please add a note to the plans that state the existing utilities will be removed and/or capped under the
demolition permit (BLD20151239).

GENERAL

Grading is still depicted on this sheet to show sloping to drains, cover over pipe, etc. It has been added
to C2.1 as requested.
2. Please remove grading from the title.

3. Add a note to the plans that if the existing sidewalk is damaged and/or does not meet current ADA
standards the sidewalk will need to be replace.

WATER
1. Please add a note that the meter box is to be replace and the meter is to be raised.

SEWER
1. Per the plans there appear to be trees planted over the City sewer main. Please provide a description of
what trees are located on or near the sewer main.
Callouts from survey added to plans. There is a 10" holly, 8" deciduous, and a 6" deciduous over or
near the main.
2. The side sewer is shown to go through an existing tree that is stated to remain. Is the tree to remain? If
so, please show the sewer line located outside of the drip line of the tree.

It is unclear from the plans if the proposed side sewer is existing and proposed is to be reused. If the
sewer is proposed to be reused, the sewer will need to be inspected by the City's Public Works
department to determine if it can be reused. Contact Edmonds sewer division, 425-771-0235.
a. If the sewer cannot be reused, anew connection will be required. The connection at the main will
need to be a romac inserta tee installed by the contractor (not the City of Edmonds).
New connection is provided. Inserta Tee note added.
4. Please add a note that the cleanout located at the edge of easement is a 6" cleanout and will have a 12"
cast iron lamphole cover with %" hexbolts.

5. Show a cleanout located within 2' of the structure.

STORM
1. The proposed detention system is located within the drip line of the tree. If this tree is to remain, the
detention system must be located outside of the drip line of the tree. Please revise the plans accordingly.

2. Please show where the footing drains will discharge to. Please note that the footing drains cannot
discharge into the detention system unless it is designed to collect for groundwater. Revise the plans
accordingly.

3. Add a note to the plans that the roof drains located under the driveway must have a minimum of 2' of
cover.
