Please submit revised plans/documents with a written response to each of the items below to a permit coordinator. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details and development code can be referenced on the City website. 1st Review — 3/14/18 2nd Review — 7/12/18 GENERAL 1. Provide an itemized engineers cost estimate for both on -site and off -site (right-of-way) improvements, including traffic control and all utility installations. Use the King County Bond Quantity Worksheet (available on the county website) and utilize "write-in" sections where appropriate. a. The amount of the bond will be based on 120% of the City approved estimate for the off - site improvements. b. A 3.3% inspection fee is calculated for the project based on 120% of the City approved estimate for the entire project improvements. 2. OK 3. 7/12/18 —Comment was addressed; however, it is unclear how vehicles will turnaround. If it is possible, please show the construction vehicles utilizing the south property to turnaround. If this is not feasible, please show what route vehicles are proposing to take. 3/14/18 Comment: The haul route map is incomplete. Please revise to show the route to and from Edmonds Way. 4. Please revise the plans accordingly. 17. The footing drains are extremely close to being located within the City right of way. Please make sure that all private storm line are located on private property. 18. Change the note on the existing CB `Replace CB if required by City Inspector' to `Replace/Relocate CB as needed to collect flows from the gutter'. SHEET C3.2 — GRADING AND DRAINAGE DETAILS No Comments. Sheet C3.3 — ENLARGED GRADING AND DRAINAGE PLAN (New plan sheet) 7/12/13 — New Comments 1. Detail 1 needs to be clear enough that it is easily constructable: a. Clearly show the 4'x4' landing and that the slope does not exceed 2% b. Show the truncated domes. c. Show the crosswalks, so that it is clear that the CB is outside of the pedestrian path. d. Label the bottom of curb. e. Clearly show the ramps. f. Clearly show the landscape area. 2. Details 2 & 3: a. Rename the details to `Alley Approach — Main St', and `Alley Approach — 2°a Ave'. b. Label Main St on detail 2. c. Dimension the driveway approaches and note the width of the alley paving and sidewalk widths. d. Refer to City detail TR-543. Sheet C4.1 — WATER AND SEWER PLAN AND DETAILS 1. 7/12/18 — Comment was addressed; however, it does not appear that the 5' minimum separation from the sewer and water can be maintained. Please revise the plans accordingly. 3/14/18 Comment: Please add the following notes to the plans, `Existing lateral shall be inspected by the City Sewer Division to determine if it is in acceptable condition for reuse. If not, a new 6" lateral from the main to the property line will be required.' 2. OK 3. 7/12/18 — Comment was addressed; however, the sewer is at an angle. The line must connect to the City sewer main at a perpendicular connection. The city will not allow an angled crossing. Review Comments: 1. C2.1: Show extents of the storm drain demolition/removal Update: More information/detail needed about the disconnection of the alley system and how it will be managed during construction: a. Use a hatch (or other mechanism) to show limits of removal, b. Address flows during construction from the disconnected upstream public system (ie. bypass system), c. Address how the CB on the parcel to the south (which is being reconnected in the final condition) will be blocked or bypassed during construction. d. Add a note for additional inlet protection downstream of property to south (not shown on plan limits; plans limits do not need to be extended). 2. No further action required. 3. C3.1: Revise plans as needed to more clearly show how Main St. runoff will be collected: a. Revise and/or show more grading to demonstrate that the existing CB will be the low point, OR b.
