During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to an engineering technician.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
"PLEASE NOTE" The City's Standard Details have been updated and have new reference
numbers and are available on our website. Please replace all details with the updated details.
GENER AT,
1. Please provide an itemized engineers cost estimate for both on -site and off -site (right-of-way)
improvements, including all utilities, traffic control, NGPA fencing and
restoration/enhancement plantings. Use the King County Site Improvement Bond Quantity
Worksheet and utilize the "write-in" sections where appropriate.
• At minimum, a bond is required to be placed for all erosion control measures and right-of-
way improvements.
If you intend to post a bond in order to record the subdivision and ahead of constructing the
required improvements, the bond amount shall be based on the entire scope of the project.
The amount of the bond will be based on 120% of the City approved estimate. The City will
inform you of the appropriate bond amount after review of the cost estimate. Please obtain
the appropriate subdivision improvement bond forms from the City — available on the City
website.
2. Inspection fees for this project will be calculated at 3.3% of the 100% City approved estimate
for all improvements.
3. There are quite a few trees proposed for removal along 88th Ave W. Please adjust the location
of the utility improvements to allow tree retainage. It is unclear if the trees are in the ROW or
on private property, I expect a little of both. If tree removal is unavoidable, please provide
supporting information. For ROW trees, documentation showing that the trees to be removed
meet the specific criteria found within the City's Tree Removal and Trimming Policy is also an
option.

4. Please add the City of Edmonds is the purveyor of stormwater.
5. Construction Note: Please revise misspelling of "replace".
6. Call out the 10 ft dedication along 88th Ave W. on this sheet.
Sheet GN-01— GENERAL NOTES
7. Update general notes to reference "2018" WSDOT/APWA.
Sheet TP-01— GRADING/DEMO/TESC
8. Reference new standard details.
9. Fencing around project is recommended due to the proximity of the elementary school.
10. Add note to plans. "Sidewalk along property frontage shall remain open except as needed to
perform specific activities such as sidewalk replacement and utility connections. See traffic
control plan.
SHEET X—FRONTAGE IMPROVEMENTS
11. Reference new standard details.
12. Frontage improvements are shown but there are no specific call outs, dimensions, or any other
specific information.
13. Show crosswalks on plan. Curb ramp shown on the plans must provide a 4ft landing between
the ramp and the crosswalks. If this is possible, please detail the dimensions on the plan. If a
4ft landing is not attainable, a separated two directional curb ramp shall be used. Provide
WSDOT detail for curb ramp to be installed.
14. Please add a note to the plans that states the painted fogline and centerline will be restriped, as
required, prior to project completion.
15. Indicate new location for the stop sign.
16. Show tentative mailbox locations.
17. Engineering Requirements for this project state that 88th Ave W and 188th St SW shall be
widened along property frontage as needed to comply with street standards for the specific
roadway classification. Please provide a road cross section for both 88th and 188th
a. Show that the frontage improvements for 88th Ave W allow for a minimum I V drive
lane width measured from the painted centerline or perceived center of existing paved
road to the outside edge of gutter.
b. For 188th St SW, the location of sidewalk shall accommodate a minimum I V wide drive
lane and a minimum 22' road width measured from the fogline of the westbound lane to
the outside edge of eastbound lane gutter.
18. Transitions to meet the slope and location of existing walkway conditions shall be equal to a
minimum of 4 lineal ft past the project property line and slope shall not exceed 8.3%. Please
show a transition on 188th that meets these requirements. Provide a cross section if needed.

19. The driveways appear to scale out at 30' in width. A 30' width driveway cut is only permitted
with residences with 3 car garages. Please verify that the residences will meet this requirement
or reduce the driveway cuts to a maximum of 24' in width.
Sheet X of X — WATER & SANITARY SEWER
20. Add note that City will TV sewer main connection prior to final acceptance.
21. Increase the slope of 6" sewer line on private property to reduce the slope of the lateral.
22. Add callout to the plan noting the existing meter shall be cut and capped at the corp.
Sheet TC-01— TRAFFIC CONTROL
23. The work shown on the plans is to be performed in an intersection that less than a block from an
elementary school. Please revise plan to show traffic and pedestrian control for the project
reflecting actual conditions.
24. Add note to plans. Sidewalk work shall be scheduled to avoid school start time Sam and
departure time 1 lam on early release days and 3pm on regular days. Include an hour prior to
start time and an hour after departure times.
25. Add a separate pedestrian traffic control plan for the occasion when sidewalk closure cannot be
avoided.
