During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, New updated standard details with new reference numbers, application
and other forms, and development code may be referenced on the City website:
www.edmondswa.gov under Services/Permits and Development.

GENERAL
1) 11/16/18 — Comment was addressed; however, as changes are made please make sure
changes are made to the Site Plan.
6/29/18 Comment: Provide a proposed site plan. The site plan should show all changes
including but not limited to changes to onsite imperious surfaces, utilities, and any changes
in the City of Edmonds right-of-way.
2) 11/16/18 — Comment is remaining because it will be applicable as changes are made.
Please make sure this comment is addressed.
6/29/18 Comment: If any new impervious surfaces are proposed, indicate the amount in
square feet.
3) 11/16/18 — Comment was addressed; however, per City Code 18.95.030 the required
parking spaces are prohibited to be tandem parking in a multi -family zone. Please
show four parking spaces a minimum of 8.5' x 16.5' located on private property. Please
revise the impervious surface calculations accordingly.
6/29/18 Comment: Per the planning comments, parking for four vehicles is required onsite.
Please show where the four vehicles will park. Note that the maximum amount of cars
parking behind one another is 2. Tandem parking chains exceeding 2 cars is not permissible.
The minimum parking area for one vehicles is 8.5 feet by 16.5 feet.
4) 11/16/18 — Comment was not addressed. Please show all City utilities located within
the right-of-way.
6/29/18 Comment: Show all City utilities that are adjacent to the site.
5) 11/16/18 — Comment was partially addressed; however the dry utilities need to be
shown on the plans (power, phone, cable and gas).
6/29/18 Comment: All service utilities should be shown from the city main line/lateral to
the structure. This should include but is not limited to water, sewer, storm, cable, gas, and
power.

11/16/18 — New Comments.
9) If existing/new utilities (power, phone, cable, etc.) are to be replaced/installed then
those utilities need to be placed underground. If no changes to the utilities are to occur
then they can remain as they currently exist.
10) Per the building department, it appears as though the fixture count triggers an
increase in meter size. There are two options to handle this:
a. Install 1" meter:
i. Fees = $2,970 (meter and tap on main) + $12,624 (1" General Facility
charge) - $908 (credit for existing 3/a" meter paid prior to 2012) _ $14,686
b. Keep existing and install an additional 3/4" meter:
i. Fees = $2920 (meter and tap on main) + $5,050 (3/4" General Facility
charge) _ $7,970
I A plumbing plan will need to be submitted to show that the meters
supplying the fixtures are adequate.
11) Show the city right of way from property line across the street to the subject site's
property line.
12) Please add a note to the plans that all final restoration shall be completed by the
contractor not the City of Edmonds. This includes the water service tap completed by
the City of Edmonds.
13) Please note that additional traffic impact fees and general facility charges will be
applied to the site due to the change in use (single family residence to duplex).
