All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov : Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to Engineering Handouts for all Engineering Requirements. General Plan: 1. Please provide 3 drawings for review as noted under requirements for submittal in the Single Family Handout #B73: plot plan (site plan), grading/tesc plan and a stormwater/utility plan. Please review the requirements for each plan in the handout under sections 4, 5, and 6. The following comments are separated roughly by the corresponding plans noted above. Site Plan: 1. Please label water service line from property to house. 2. Please remove the erosion control details/BMPs/stockpiles from this plan and put on the grading/erosion control plan. 3. Please note the location of the nearest fire hydrant on plan and note the distance between the property line and the hydrant. 4. Call out square footage of each separate area (garage, residence, porch, walkway, driveway, patio, etc). 5. Note the proposed driveway material. 6. Please call out sidewalk and note width. 7. Show curb cut for driveway. Note width. 8. Call out proposed patio material. 9. Please explain the dotted arrow line show on east and west of the YD. Surface runoff should not be routed to storm system. DATE FAXED/E-MAILED 6/29/2017 PAGE ___ OF __ 13 Storm/Utility 1. Show tightline from house to YD stub out. 2. Please provide invert elevation for tightline at house and at connection to YD. 3. How will driveway runoff be collected and directed to storm system?. 4. Provide rim and invert for driveway connections. 5. Note size, length and material of all pipe. 6. Are footing drains required for this project? If so, please show where they will discharge. 7. Call out size of proposed water meter. Label as existing (if installed with plat) or proposed. 8. Show water service line from meter to house, call out size, material and length. 9. Show 4”side sewer clean out at house and 6” clean out at property line. Note that 6” clean out shall have a 12” Cast Iron Lid with ½” Hex Bolts. 10. Note where sewer is existing (stub out from plat). 11. Add invert elevations of both sewer clean outs. 12. Call out length of sewer pipe to verify a minimum slope of 2% is achieved. Call out size and material of pipe. 13. Please add note on plan regarding power undergrounding to read “All utilities will be installed underground.” 14. Provide a Site Classification Worksheet. A worksheet can be found on our website in the Engineering E #72 Stormwater Handout. 15. Please provide a copy of the plat drainage report. Erosion/Grading 16. Move the erosion control details, stockpile, etc to this plan. 17. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5”. 18. Indicate locations where each tesc measure will be installed. 19. Show catch basin protection on all cbs and manholes on property or adjacent to property that are existing (installed with plat). 20. Add bottom of footing (bof) elevation or slab elevation for structure for verification of grading quantities. 21. Add grading quantities, both cut and fill amounts to plan. 22. If all grading performed with the plat construction, please make note to that effect on the plan.
