During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, new updated standard details with new reference numbers, application
and other forms, and development code may be referenced on the City website:
www.edmondswa.gov under Services/Permits and Development.
SITE PLAN
1) The new impervious surface area associated with the proposed ADU appears to be incorrect.
Please also add the area proposed to connect the existing residence to the proposed ADU to
the total new impervious surface area.
2) The water line shown from the existing water meter ends to the east of the existing asphalt
driveway. Show the entire water line to the existing residence on the plans.
3) There is an incomplete side sewer line shown from the west side of the existing residence
that crosses in front of the residence and terminates directly east of the existing asphalt
driveway. This incomplete side sewer line is not shown to be connecting to anything. This
incomplete side sewer line is called out as a new storm line connecting to existing. Please
address this discrepancy in the plans and label connection from either the existing residence
to the main line.
4) Temporary erosion control fence is shown surrounding the entire property. Please show the
specific location where the filter fence will be utilized on the plans and incorporate and
reference City standard detail ER-900.
5) Please add a note to the plans that all disturbed soils will be compost amended per BMP
T5.13.
6) Note the existing sewer line and cleanout(s) on the plans. Note which of the sewer lines are
existing and which are proposed for the ADU.
If a new side sewer line will be installed to connect to the proposed ADU, a cleanout
shall be located within 2' of the proposed ADU exterior and shall be no more than I
foot below grade (if not brought to final grade). Please show on the plans.
7) November 5, 2018: As described per comments addressed by Planning, three parking
spaces shall be required with the addition of the ADU. Please revise the site plan to clearly
show where these three parking spaces will be located on site.
a. The three parking spaces shall be located on private property.
b. The parking spaces shall be a minimum of 8 1/2 feet wide by 16 t/2 feet long.
c. Given traffic volume on 206th St SW, an on -site turnaround may be beneficial.
