Please submit revised plans/documents with a written response to each of the items below to a permit coordinator. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details and development code can be referenced on the City website. GENERAL 1. Provide an itemized engineers cost estimate for both on -site and off -site (right-of-way) improvements, including traffic control and all utility installations. Use the King County Bond Quantity Worksheet (available on the county website) and utilize "write-in" sections where appropriate. a. The amount of the bond will be based on 120% of the City approved estimate for the off - site improvements. b. A 3.3% inspection fee is calculated for the project based on 100% of the City approved estimate for the entire project improvements. 2. Include a City Engineering Division approval block on all plan sheets. Refer to sample on City website. Sheet CS3.0 — FRONTAGE IMPROVEMENTS 1. It appears that there are two PUD poles that will require relocation. The existing pole location near the center of the site does not appear to be shown correctly on these plans. The existing pole is well within the existing sidewalk. It will fall within the proposed sidewalk area so will need to be moved behind the sidewalk. The pole at the north end of the property falls within the curb ramp and therefore needs to be moved behind the sidewalk area to avoid obstructing pedestrian travel. Please contact Mary McAlister at PUD to discuss relocation. Please show the proposed relocation of the poles on the next submittal. 2. Please revise plans to use the Driveway Approach Type I Standard detail TR-541 with full width ramps and standard curb gutter. Commercial properties are able to use for widths from 24 ft to 30 ft at property line. Detectable warning surface is not required at property entrances. Revise notes #2 and #5 to reflect this change. 3. Add street width to section A to verify a minimum land width of 11 ft is attainable. 4. In note #3, revise standard detail to TR-531 for concrete sidewalk. 5. Revise note #4 to reference painting limited street parking areas. This road does not include a fog line. 6. Please show a transitional sidewalk panel to the south of the property where new sidewalk can transition to meet existing conditions. Panel shall be a minimum of 4 ft in length. Sheet X of X — TRAFFIC CONTROL 1. Disruption fees will be charged for closure of parking stalls and sidewalk areas. Clearly specify areas of closure and indicate the timeframe for which you request the closure. 2. Please add a lane shift sign north of the area of the temporary pedestrian path. 3. Pedestrian path shall be a minimum of 4 ft in width. Sheet X of X — LANDSCAPE PLAN 1. Add Note: "A separate irrigation permit must be obtained from the City Public Works Department. Prior to final acceptance provide a copy of the backflow test report to the City's Cross -Connection Control Specialist. Test reports can be faxed to 425.744.6057 or e-mailed to jef£koblykgedmondswa.gov. Backflow testing will be required on an annual basis thereafter."
