Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GFWF.RAL 1) Provide a site plan scaled to 1" = 20'. 2) Remove the plot plan from Sheet A0.01. 3) Sheet A1.00 should be a separate plan set, with the site plan and grading plan. 4) The southern property line appears to not be in the correct location. Please revise the plans accordingly. 5) Show all City utilities within Walnut Street. 6) Please show and label all existing hard surfaces (patios, decks, walkways, driveway, rooflines, etc.) on the plans. 7) Please show all proposed new and replaced impervious surfaces (additions, rooflines, driveway, etc.) on the plans. a. Please note that meeting or exceeding 2,000 square feet of new and replaced impervious surfaces triggers stormwater management. 8) Show the extent of the existing driveway, and the extent of the proposed new driveway. Label any portion of the existing driveway as replaced if you intend to remove to bare soils. Please note that any new or replaced portions of the driveway will count toward the total impervious surface area for this project. 9) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not exceed 14% slope. Please indicate this requirement on the plans. 10) The City would prefer when a driveway is being reconfigured (e.g. change in slope) that the driveway approach is replaced as well to meet ADA standards. If you intend to replace the existing driveway approach, it will likely require a 15 foot wing (unlike the typical 6' wing) on one side and less than a 6 foot wing on the other side to accommodate the slope down to the driveway approach. Additionally a 2 foot asphalt cut will be required in Walnut Street when replacing curb/gutter. Please revise the plans accordingly. 11) Submit ROW Permit Application form for replacement of the driveway and/or sidewalk and curb/gutter. TESC 1) Show filter fence on the plans and incorporate and reference City standard detail. 2) Show construction entrance on the plans and incorporate and reference City standard detail. a. Please note that utilizing the existing driveway, or at least a portion extending from the sidewalk to the house, will qualify as the construction entrance. b. If the driveway will not be utilized for parking once it is removed prior to be re - poured, then a construction entrance would not be required. 3) Please show and add a note to the plans that filter socks will be added to any catch basins downstream from the construction site. Incorporate and reference City standard detail. 4) Please provide the location of any temporary stockpiles during the grading phase of the additions. Add a note that the stockpile is to be covered within 24 hours 5) Please add a note to the plans that all disturbed soils will be compost amended per BMP T5.13. WATER 1) Based on review by the Building Department, the existing 3/a" meter will not provide sufficient demand for the proposed fixture count for the existing single family plus the addition. For this reason, the existing meter will need to be upsized to a 1" meter, which will require a new tap by the City on the City's water main. The applicant will be required to pay for the new tap on the main and the new meter. Fees are outlined as below: • Installation of a 1" water meter is $2,970 • With the installation of a larger meter, general facility charges (GFC) will also be required in the amount of $7,574. (The GFC for the 1" meter is $12,624. A credit for the existing 3/a" meter GFC is $5,050.) • Therefore, the total for the 1" water meter installation will amount to $10,544. 2) Please revise plans to include the following: • Please add a note that a 1" meter is to be installed. • Show the water meter located in the right-of-way, such that the back of the meter is on the property line. • The water meter shall not be located in the driveway or in the sidewalk. • Please label the pipe material and note tracer wire to be installed on the water service line. 2) Show that there is a minimum of 3' of horizontal separation between the water service and dry utilities (i.e. power, phone, gas, cable, etc.). 3) A minimum of 10' of horizontal separation is required between water and sewer lines. 4) Please add a note to the plans that all final restoration shall be completed by the contractor not the City of Edmonds. Page 2 of 3 SEWER 1) Entire sewer run shall be shown from the main line to the house. 2) Show a cleanout located within 2' of the house. 3) Show a 6" cleanout at the property line, not in the sidewalk. Please add a note that the 6" cleanout at the property line shall have a 12" cast iron lamphole cover with 1/2" hexbolts. 4) Submit Side Sewer Permit Application form. Page 3 of 3
