Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GENERAL 1) Submit ROW Permit Application form 2) Submit Side Sewer Permit Application form 3) Architectural Site Plan states it is 1:20 but it is 1:10 4) In the general notes (civil sheet C1): Please change the WSDOT/APWA version to the current year. 5) A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. Ensure the stormwater covenant meets Snohomish County Record Drawing requirements. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction, final location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. 6) Arch site plan: Please label the driveway as asphalt from the paved road to the property line. 7) Please note: additional comments not included in this review may be produced after reviewing the next submittal. Please remove the Temporary erosion control from the Arch site plan. TESC Plan Civil Sheet C2 1) Show all public utilities in the road. 2) Add note "Utility patches shall be combined and full width or half width overlay will be required depending on the extent of disturbance. Where utility patches fall entirely within one travel lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into both travel lanes then a full width overlay is required." 3) Please show and add a note to the plans that filter socks will be added to any catch basins downstream from the construction site. Add City standard detail. 4) Please show all individual trees on the site. Indicate which will be removed. Clearly show tree protection fencing at the dripline of all trees to remain. 5) Please remove clouding. No clouding is needed to indicate changes on the civil plans. 6) Please add a note to the plans that all disturbed soils will be compost amended per BMP T5.13. Add this info to the TESC plan Sheet C2 DEMO -Provide a demo plan -can add info to tesc plan in civil set. 1) If the existing side sewer is to be re -used, the line must be cut and capped a minimum of 20' from existing and/or proposed foundation, whichever is closest to the property line. Show location on plans. 2) If the existing water service line is to be re -used, the line must be disconnected at the meter during construction. 3) Please install a hose bib with an AVB at the meter during construction. 4) Show existing utilities to be removed on the plans 5) Please show and/or describe the haul route. WATER —This would be better addressed in the civil set. 1) Please show a 1-1/2" water service line to be installed from the back of the new 1"meter to the house (as required for a combination fire and domestic service). 2) Please add note tracer wire to be installed on the water service line. 3) Please add a note to the plans that all final restoration shall be completed by the contractor not the City of Edmonds. SEWER —This would be better addressed in the civil set. 1) The currently shown location of the sewer crosses the stormwater mitigation spreader trenches. See Sheet Cl. Please address. 2) Please add a note that the 6" cleanout at the property line shall have a 12" cast iron lamphole cover with 1/2" hexbolts. 3) Please show sewer line from the house to the property line and then all the way to the public main. 4) Show a cleanout located within 2' of the house, at any 90' bend, when there is less than 3' between two 45' bends, and when there is more than 100' between cleanouts. 5) Provide invert elevations at the main, the cleanout at the property line and at the house so that a minimum 2% slope and minimum 2' pipe coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. Page 2 of 3 6) Please add note to plans: "If proposing reuse of the existing side sewer (property line to house), it will need to be TV'd by the contractor and video must be submitted to the City for review and approval to re -use." 7) Also add this note; "If the existing sewer lateral (property line to main) is proposed to be reused, the City's Public Works Department will need to TV the lateral to determine if it is acceptable to re -use. Add notes to the plans to contact Edmonds Public Works Sewer Division, 425-771-0235, to schedule inspection." DRY UTILITIES This is best addressed on the civil site plan. 1) Show all dry utilities and required utility separation. Please add a note that a minimum of 3' separation is required between the dry utilities (power, gas, phone, cable, etc.) and sewer, water, and storm and 5' from any City main lines. The current plan shows the power, phone and cable crossing the gas. Provide separation information at the cross or relocate. STORM Sheet Cl 1) Please add sewer, water and dry utilities. The sewer shown on the arch site plan crosses the area of the spreader trench. 2) If there will be footing drains, show the discharge location. 3) Please add a note to the plans that if the rim to invert elevation exceeds 5-feet then a type II manhole will be required. 4) What does proposed tree line mean? Please show all individual trees on the site. Indicate which will be removed. Clearly show tree protection fencing at the dripline of all trees to be retained.
