Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. Please submit two (2) sets of revised plans/documents with a response letter addressing each of the items below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details and development code can be referenced on the City website; edmondswa.gov. GENERAL: 1. The change of the building from a retail store to a bakery will significantly increase the water and sewer usage for the site. A general facility fee (gfc) shall be assessed based on the square footage of the bakery area. Using the square footage provided on the plans, the following is how the fee will be determined: 2981 sf bakery $82,019.67 2981 sf retail $ 1,684.33 Fee Due: $80,335.34 Please review Edmonds Community Development Code 7.30.035 section A.3 addressing non- residential development. It does provide the option to submit additional information and analysis from a qualified engineer proposing an alternate ERU (equivalent residential unit) for the project to reduce the new general facility charge. 2. Show sewer line on plan. Call out the length, material and size of the existing sewer connection. Also show the location of the clean out outside of the building. 5. Show the water service and water meter. Please call out the size of the water meter and the length, material and size of the existing water service. If a new meter or service is needed, please include length, material and size of the proposed line.
