During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2) sets of revised plans/documents with
a response letter addressing each of the items below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, new updated standard details and development code can be referenced
on the City website: edmondswa.gov.
Sheet A.1— Site Plan:
1) Lot coverage for the garage is incorrect as noted. No other square footage was checked. Please
recalculate all lot coverage totals to reflect plans.
Sheet A.1.1— Impervious Calculation Plan
2) Unable to reconcile any of the impervious area square footages amounts on the plans. Please
revise all area calculations. Add dimensions also so the area square footage can be determined.
3) Please make it clearer to see the outline of each area measured.
4) Some of the lines are confusing. See the attached plan mark ups for more information.
5) Please respond to the five questions in red on the plans.
6) Provide driveway approach standard detail. (Details have changed -please reference website)
7) What material is proposed between the wheel strips? Gravel is an impervious surface so if it is
proposed then it must be added to the impervious surface calculations.
8) Please note that lower floor of addition is a garage.
9) Will any utility connections be made to the ADU separately from the existing utilities?
10) Water meters do not come out of the meter at an angle. Please revise the plan and show where
water line will be moved if necessary.
11) Note on the plan, a minimum of three off street parking spaces are required. One tandem space
is allowed for single family residences.
Sheet X — Provide a TESC Grading Plan
12) Indicate which catch basins need the sediment socks.
13) Show where the silt fence should be installed to protect adjoining properties and the right of
way.
14) Show the location of the construction entrance.
15) Add existing trees to the plan. Note if any are to be removed. Add tree protection to any trees
near the construction. Fencing of some kind shall be shown at the dripline.
Please check that all plans are consistent with any changes made for the resubmittal.
