During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2) sets of revised plans/documents with
a response letter addressing each of the items below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F ftom 8am-4:30pm and on Wednesdays ftom 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website; edmondswa.gov.
General Notes:
1. Please submit a traffic impact analysis worksheet for this project. Edmonds Community
Development Code ECDC 18.82 requires mitigation fees to be assessed whenever there is a
change in use. It is not necessary to perform a traffic study as the building and site conditions
are existing, but a complete impact analysis shall be provided. Please refer to ECDC 18.82 as
well as City handout #E82 for traffic impact analysis requirements and the worksheet.
Site Plan:
1. Frontage improvements are required when a property changes from a residential use to a
commercial use.
o Sidewalks along the frontage shall be 7ft in width.
o Cross -slope shall not exceed 2%
(existing sidewalks meeting these criteria may remain if no cracks or tripping hazards)
o Two street trees in 3 ft x 3 ft grates shall be placed evenly spaced against the curb line.
See trees on other side of the 3rd for example. Please also see standard detail included.
2. Please add dimensions to all surfaces including the walkways.
3. Indicate surface type between the alley and the structures. Is there a parking space? If so provide
dimensions etc.
4. A new gate is shown on the landscape plan. Please add if it is proposed to be installed.

5. Will the gateway lead to a sidewalk? If so show on plans. Show and dimension any other
sidewalks, concrete pads, asphalt, gravel etc. on the plans.
Starmwater:
6. Impervious surface information was not included on plan. Add a Hard Surface Area chart on
the plans. Provide a breakdown for hard surfaces and roof tops.
Landscape Plan:
7. Please dimension plans and indicate property lines.
8. Indicate type of surfaces for entire site.
9. The #2 trees are shown in a different location and as a different species than shown on the site
plan.
10. If irrigation will be installed, add the following note: "A separate irrigation permit must be
obtained from the City Public Works Department. Prior to final acceptance provide a copy of
the backflow test report to the City's Cross -Connection Control Specialist. Test reports can be
faxed to 425.744.6057 or e-mailed to jeff.koblyk&edmondswa.gov. Backflow testing will be
required on an annual basis thereafter."
