Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. DEMO (BLD20180947) 1) Show how the runoff from exposed soils of the portion of asphalt driveway that is to be removed will remain on site. If it is intended to use the existing driveway as a construction entrance for the construction of the new SFR (BLD20180948), please note as such on the plans and revise plans for permit BLD20180948 to be consistent. 2) Show the sewer cut and capped at the property line or a minimum of 20' from existing home foundation if the sewer is to be reused. 3) Show the water service line cut at the property line with an AVB installed. 4) Please note how the site will have access to water during demo of the single family. GENERAL 5) Please add the building permit number to the plans, BLD20180948. 6) Submit Side Sewer Permit Application form. 7) A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. Ensure the stormwater covenant meets Snohomish County Record Drawing requirements. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction, final location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. 8) Show all private easement information within the plan sets. Note AFN's for existing easements. 9) Please note that the driveway can be concrete up to the existing asphalt driveway if you choose since this is a private driveway. SHEET 1 OF 4 (SITE DEVELOPMENT PLAN) NOTES 1) Remove note #2, since it does not apply to this project. SIDE SEWER NOTES 1) Remove, since it does not apply to this project (this would have been addressed during the short plat). STORM DRAINAGE NOTES 1) Please remove the 2nd sentence unless this note becomes applicable as changes are made to the plans. WATER 1) Clearly distinguish between what was/will be installed with the short plat and what is being installed with the single family residence. 2) Add a note to the plans indicating where the landscape irrigation backflow assembly will be located (if one is proposed). SEWER 1) Per the finished floor elevations it appears that the sewer will not have a minimum of 2' of cover. Please revise the plans accordingly. 2) The 12" cast iron lamphole cover is not required at this location, but is required at the property line (adjacent to 80th — which would be addressed during the short plat). Please revise the plans accordingly. STORM 1) On CB2, please callout which pipe will receive a riser. 2) Show an observation well on the infiltration system consistent with Standard Detail, SD — 636. 3) The surface water runoff for the new driveway shall be collected and mitigated; however, based on the proposed slope of the driveway and the location of the trench drain, there is a significant portion of the driveway not being mitigated. Please revise the plans accordingly. 4) The yard drain/CB shown in the new portion of the driveway (to be installed with short plat) will need to be a solid lid or relocated so that areas that are required to be mitigated discharge to the appropriate stormwater systems. Page 2 of 3 5) Please add a note to the plans that the existing driveway is to remain. If it is determined that the existing driveway is to be replaced, a stormwater management system will be required. 6) Show where the retaining wall drainage will discharge to if drainage is to be installed. STORMWATER ENGINEER REVIEW See separate comment letter. SHEET 2 OF 4 (GENERAL NOTES AND DETAILS) GENERAL NOTES 1) Note 1 — Change 2016 to 2018 DETAILS 1) Please replace the observation detail with the City's Standard Detail, SD — 636. 2) Please replace the asphalt driveway detail with the City's Standard Detail, TR-510. SHEET 3 OF 4 (CLEARING, GRADING, & TESC PLAN) TESC 1) Please only show the construction entrance on this plan and not the asphalt/concrete driveway unless it is intended to be part of the construction entrance. 2) Show protective fencing around the location of the infiltration system.
