Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, applications, forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. The standard details can be found using "search". GENERAL 1) Submit ROW Permit Application form 2) Submit Side Sewer Permit Application form 3) Please provide a temporary erosion sediment control (tesc) plan separate from the site plan for clarity. So, two plans, a tesc and a site plan. 4) Please provide both plans in pen or computer generated. We cannot accept pencil, even copied pencil. It is too difficult to read in the field. 5) We cannot accept plans drawn on an engineering company's mast head unless the engineering company has designed the sfr project and stamps the sheet. It would be acceptable to cut off the mast head for the resubmittal. 6) Include General Construction Notes. Refer to sample on City website. Please change the WSDOT/APWA version to the current year. 7) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not exceed 14% slope. Please indicate the slope of the access road and the driveway on the plans. 8) Add this note to the plans "Utility patches shall be combined and full width or half width overlay will be required depending on the extent of disturbance. Where utility patches fall entirely within one travel lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into both travel lanes then a full width overlay is required." 9) Please note: additional comments not included in this review may be produced after reviewing the next submittal. TESC on a separate plan: 1) Label filter fence on the plans and add City Standard detail. All standard details are available on the city website, see above. 2) Filter fence shall be on private property and only encompass the actual areas of construction on Lot A and in the right of way. Please adjust location of filter fence. 3) Filter fence on west side of driveway will not stop sediment from entering road way. Please revise. 4) Show construction entrance on the plan and add City standard detail. 5) Please show all existing catch basins downstream from the site that may be affected by any construction run off. Call out cb filter socks in all and add City standard detail. 6) Orange protective barrier fencing shall be placed at the drip line of trees to remain. Show the location and call out. 7) Label the native vegetative area to be retained. 8) Please provide the location of the temporary stockpile. Add a note that the stockpile is to be covered within 24 hours. 9) Please add a note to the plans that all disturbed soils will be compost amended per BMP T5.13. 10) Add note: Install and maintain all TESC measures according to approved plans, City of Edmonds standard details, and all other measures that may be required during construction. WATER 1) Please note the size of the meter to be installed 2) Site plan shall only show water line to connection at house. Please remove all water line showing within the house outline. 3) Add note tracer wire to be installed on the water service line. 4) A minimum of 10' of horizontal separation is required between water and sewer lines. Looks close on the plans, please call out separation requirement on the plans. 5) Please add a note to the plans that all final restoration shall be completed by the contractor not the City of Edmonds. SEWER 1) Please add a 6" clean -out at the point where the private line splits off the shared line. 2) Also show a 6" cleanout at the edge of easement. Please add a note that the 6" cleanout at the easement line shall also have a 12" cast iron lamphole cover with %2" hexbolts. 3) The private sewer line between the easement clean out and the house may be reduced to a 4"line if desired. If changed the cleanout at the house may be 4" STORM 1) The impervious surface calculation provided on this plan do not address Lot A specifically. There are calculations for Lot C, and the shared calculations for Lot A and B. Neither are required on this plan. Please add the impervious surface calculations for Lot A alone. If there is a walkway and patio, please outline and identify on the plan. Add what the surface will be for each area. Note: Lot A is allowed 3000 sf impervious surface (this does not include the shared access drive). 1) Show where the footing drains will discharge will be directed.
