Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GENERAL 1) The plans indicate that all downspouts and scuppers will tie into the existing tightline. From City of Edmonds street files, it appears that this existing tightline is the 6" PVC roof drain tightline that connects directly into CB #2 of the existing detention system. The existing detention system was designed for a specific capacity, for which any new impervious surface area is not accounted. For this reason, the City will not permit tying into the existing stormwater system. Please modify the plans accordingly, and note where the downspouts will discharge for the proposed decks. • Per previous conversations with the applicant, the consulted geotechnical engineer did not recommend discharging directly to the slope. Please note the City may not approve downspouts to splashbocks given site conditions. 2) If an outfall to BNSF is being utilized or created to manage runoff from the deck, please provide written approval from BNSF for the proposed drainage associated with this project. 3) The sewer main and two sewer/storm easements are not accurately depicted on the site plan. • The northwestern easement (AFN #1964451, see attached) extends 30 feet toward the existing house. From the site plan, it appears that the proposed deck would be constructed immediately adjacent or directly above the sewer easement. The City does not permit structures to be constructed within 10 feet of public utilities or within public easements. • The southwestern easement (AFN 4 1964619, see attached) extends 10 feet toward the existing house. Please show this easement on the plans. • Please provide accurate locations for the sewer main (and associated manholes) and the sewer/storm easements on the site plan.
