During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please revised plans/documents with a written response to
each of the items below to an engineering technician.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1. Please provide an itemized engineers cost estimate for both on -site and off -site (right-of-way)
improvements, including all utilities, traffic control, NGPA fencing and
restoration/enhancement plantings. Use the King County Site Improvement Bond Quantity
Worksheet and utilize the "write-in" sections where appropriate.
• At a minimum, a bond is required to be placed for all erosion control measures and right-of-
way improvements.
Please note, if you intend to post a bond in order to record the subdivision and ahead of
constructing the required improvements, the bond amount shall be based on the entire scope
of the project.
The amount of the bond will be based on 120% of the City approved estimate. The City will
inform you of the appropriate bond amount after review of the cost estimate. Please obtain
the appropriate subdivision improvement bond forms from the City — available on the City
website.
Inspection fees for this project will be calculated at 3.3% of the 100% City approved
estimate for all improvements.
2. Please add a note to plans stating "A separate right-of-way construction permit is required for all
work within the city right-of-way." Please note, a ROW permit application with contractor's
signature shall be provided to the city prior to issuance of civil construction plans.
Sheet 1 of 5 — SITE PLAN
1. General Construction Notes on plans are not the latest version. #19 and #21 are no longer
correct. Please replace with current version with revision to gen note # 1 to reference the 2019
version of the WSDOT/APWA and the 2014 SWMMWW. Refer to sample on City website.
2. Fire/Aid address is required. A fee for sign fabrication in the amount of $75 shall be added to
the right of way permit. Please add note to plans stating "Fire/Aid address sign fabrication
requires 2-week minimum notice to Public Works Sign Shop — 425-771-0235."
3. Please add a note to the plans that states the painted fogline and centerline will be restriped, as
required, prior to project completion.
4. Please add note to the plans "Utility patches shall be combined and full width or half width
overlay will be required depending on the extent of disturbance. Where utility patches fall
entirely within one travel lane, the overlay shall extend to the centerline of roadway. Where
utility patches extend into both travel lanes then a full width overlay is required."
5. Show on plans the location of power and cable connection to the lots. Verify 3' separation from
water and sewer services.
Sheet 5 of 5 — DEMO/TESC
1. Tree protection measures are to be shown on this plan. Where trees are to be maintained barrier
fencing shall be placed at the drip line of the tree in order to protect the root system.
2. Regular gravel does not meet the requirements for a construction entrance. If there is asphalt, it
may be retained as a construction entrance, otherwise please show a rock construction entrance
per city standards and add standard detail to plans.
3. Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details. Contractor is responsible to maintain, revise and/or adjust ESC
measures as needed throughout construction and until permanent stabilization is implemented.
Sheet X of X - STORMWATER
1. Impervious Areas chart: Provide a breakdown for road and each single family residence
(showing house and driveway separate). This information will also need to be shown on the
face of the recording document.
Sheet X of X — WATER & SANITARY SEWER
1. Add note that City will TV sewer main prior to final acceptance.
2. Call out size of water service line. Please note that fire sprinkling is required for any house
greater than 3000 sf. It seems that a majority of the time the residence uses a 1" meter with a
3/4" connection fee to accommodate a flow through sprinkling system. The allowance of the
lower connection fee then only costs the homeowner the difference between a 3/4" meter and a
1" meter, $50. Please revise plan with the larger water meters if this is applicable.

1. Please submit a traffic control and haul route plan for review and approval.
