During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, updated standard details with new reference numbers, application and
other forms, and development code may be referenced on the City website: www.edmondswa.gov
under Services/Permits and Development.
GENERAL
1) The pavers shown on the southeastern corner of the house appear to be new. The pavers will
count toward the total new and replaced impervious surfaces. Please include the surface area
of the pavers on the plans.
2) Please note the material for the proposed driveway and walkway on the plans.
3) Please note if the new driveway will include repaving any portion of the shared access road
extending from 76th Ave W. If so, note the replaced impervious surface area on the plans.
4) Please note that meeting or exceeding 2,000 square feet of new and replaced impervious
surfaces shall require stormwater management.
5) Please show the access easement along the southern property boundary with the Snohomish
County recording number on the plans.
6) Please show the City of Edmonds sewer main and sewer easement along the northern
property boundary with the Snohomish County recording number on the plans.
TESC
1) Show filter fence on the plans and incorporate and reference City standard detail. Please
show the filter fence to be located downhill of any earthwork or exposed soils.
2) Please note that the existing private access road will be used for the construction entrance.
3) Please show and add a note to the plans that filter socks will be added to any catch basins
downstream from the construction site. Incorporate and reference City standard detail.
4) Add a note that the temporary stockpiles are to be covered within 24 hours.
5) Please add a note to the plans that all disturbed soils will be compost amended per BMP
T5.13.
WATER
1) Based on review by the Building Department, the existing 3/4" water meter will not provide
sufficient capacity to feed the existing single-family and the proposed addition. For this
reason, the existing meter will need to be upsized to a 1" meter, which will require a new tap
by the City on the City's water main. The applicant will be required to pay for the new tap
on the main and the new meter. Fees are as outlined below:
a. Installation of a 1" water meter is $2,970
b. With the installation of a larger meter, general facility charges (GFC) will also be
required in the amount of $7,574. (The GFC for the 1" meter is $12,624. A credit for
the existing 3/4" meter GFC is $5,050.)
c. Therefore, the total for the 1" water meter installation will amount to $10,544.
2) Please revise plans to include the following:
• Please add a note that a 1" meter is to be installed.
• Please label the pipe material and note tracer wire to be installed on the new 11/4"
water service line.
3) Please add a note to the plans that all final restoration shall be completed by the contractor
not the City of Edmonds.
SEWER
1) Submit Side Sewer Permit Application form.
2) Please show the existing side sewer from the City of Lynnwood sewer main on 76th Ave W
to the house. Please clearly note which portion of the existing 3" side sewer line is to be
replaced and where the transition to the 4" line lies on private property.
3) Show any existing cleanout(s) on the side sewer on the plans.
4) Show the transition from the 4" side sewer to the 6" lateral.
5) Please note if a new tap off the sewer main is proposed, a Right of Way permit shall be
required through the City of Edmonds and a separate side sewer permit shall be required
from the City of Lynnwood.
