During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, New updated standard details with new reference numbers, application
and other forms, and development code may be referenced on the City website:
www.edmondswa.gov under Services/Permits and Development.
GENERAL
1) Please include city of Edmonds standard details wherever applicable. See above for location.
2) Submit ROW Permit Application form
3) Submit Side Sewer Permit Application form
4) Please submit Engineering Special Inspection Agreement for wet weather dirt work.
5) Include a City Engineering Division approval block on all plan sheets. Refer to sample on
City website. (NOTE TO REVIEWER: Civil plans are not always submitted for SFR
projects. We will see civils more and more as the stormwater code requires. If civil plans
are submitted then this applies).
6) Include construction sequence. Refer to sample on City website.
7) Include General Construction Notes. Refer to sample on City website. Please change the
WSDOT/APWA version to the current year.
8) Existing conditions shall be shown in a lighter line and all proposed conditions shall be
shown with a heavy weight line so they can easily be distinguished from the other.
9) Add a note to the plans stating existing failing, damaged or non-ADA compliant frontage
improvements shall be removed and replaced as determined by the City Engineering
Inspector.
10) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall
not exceed 14% slope. Please indicate this requirement on the plans.
11) Show 10' utility easement across property.
12) Utility patches shall be combined and full width or half width overlay will be required
depending on the extent of disturbance. Where utility patches fall entirely within one travel
lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into
both travel lanes, a full width overlay is required.
TESC
1) Please provide a separate temporary erosion control plan. Add erosion control notes
(addressing issues notes in the geotech report) and add applicable City of Edmonds Standard
Details.
2) Please add note "All work requiring excavation of the disturbance of the site soils shall take
place during the dry season May through September. This work can only be performed
during the Wet Season, October to April under special inspection by the project geotech."
3) Please indicate the area of disturbance. Include the sidewalk area where a panel will need to
be removed to install the storm connection.
4) Show filter fence on the plans and incorporate and reference City standard detail.
5) Show construction entrance on the plans and incorporate and reference City standard detail.
6) Please show and add a note to the plans that filter socks will be added to any catch basins
downstream from the construction site. Incorporate and reference City standard detail.
7) Please provide the location of the temporary stockpile. Add a note that the stockpile is to be
covered within 24 hours
8) Please add a note to the plans that all disturbed soils will be compost amended per BMP
T5.13.
9) Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during construction.
WATER
1) As indicated by the Fire Department, a fire sprinkler system is required for this property.
Typically if there is an existing water service line from the water main to the meter, the
water service line will not be the appropriate size and a new tap will be required. The
applicant will be required to pay for the new tap on the main and the new meter. Please
revise plans to include the following:
a. Show the water meter located in the right-of-way, such that the back of the meter is
on the property line. The water meter shall not be located within the driveway.
b. Please note tracer wire to be installed on the water service line.
2) Show the location of the dry utilities from the mains to the house. Show that there is a
minimum of 3' of horizontal separation between the water service and dry utilities (i.e.
power, phone, gas, cable, etc.) including a 1 ft separation between the gas and the others
(they can still share a trench)
3) A minimum of 10' of horizontal separation is required between water and sewer lines.
4) Please add a note to the plans that all final restoration shall be completed by the contractor
not the City of Edmonds.
SEWER
1) Show a 6" cleanout at the property line. Please add a note that the 6" cleanout at the
property line shall have a 12" cast iron lamphole cover with hexbolts.
2) Show a 4"cleanout located within 2' of the house.

3) Please add note to plan: "If the existing sewer lateral is proposed to be reused, the City's
Public Works Department will need to TV the lateral to determine if it is acceptable to re-
use. Add notes to the plans to contact Edmonds Public Works Sewer Division, 425-771-
0235, to schedule inspection.".
STORM
1) Add a catch basin on private property at the property line where storm line continues into
the right of way. Add rim and inverts.
