Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. (TF.NF.RAT. 1) Per comments provided by Planning, show all existing retaining walls on a site plan. Label which retaining walls are to remain and which will be removed. 2) Show all impervious surfaces on the site plan (e.g. gravel, sheds, walkways, etc.). 3) The northwestern retaining wall along 172"d St SW is within the City Right of Way (ROW). Furthermore, this retaining wall is directly above the City water main. This retaining wall will need to be removed. 4) Submit ROW Permit Application form for work associated with the removal of the retaining wall on 172" d St SW. 5) The retaining wall above the existing retaining wall on 172" d St SW will need to be approved by Planning and be located on private property. 6) Slopes remaining following removal of the retaining wall on 172"d St SW will need to be at a 2:1 slope (i.e. 2 feet of run for every 1 foot in rise). 7) You requested to leave two rows of blocks on the streets after removing the lower retaining wall on 172"d St SW; unfortunately, retaining walls are not allowed within City ROW. 8) Once an accurate site plan is submitted, there may be additional comments.
