During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, New updated standard details with new reference numbers, application
and other forms, and development code may be referenced on the City website:
www.edmondswa.gov under Services/Permits and Development.
#1) If you plan to have a lot of the information on sheet 1/1 then we need the plan at 1/10 scale.
It is not readable at 1/20.
#2) Do not submit a Demo plan. The house is demo'd.
#3) The survey submitted is not to scale. There will be no further review until a scaled survey
is received.
#4) Sheets 1/1, GT1, GT2 and C1.1 and a demo plan were submitted. If there are other sheets,
(like a C1.2 that is referenced on sheet C1.1), please submit them.
GENERAL
1) 7.25.19 Standard Details for construction are not included on the plans. Add all standard
details for frontage, water, sewer and storm work should be included. Please note that all
standard details are available on the city website and update all plan sheets.

4) 7.25.19 Not Done. Include construction sequence. Refer to sample on City website.
5) 7.25.19 Not Done. This is referring to the Engineering General Notes not the notes on the
Architectural plans. Include General Construction Notes. Refer to sample on City website.
Please change the WSDOT/APWA version to the current year.
6) 7.25.19 Done. With all the additional information added to this plan, it is unreadable as
scaled at 1/20. Please provide a 1/10 scaled plan. Site Plan Sheet 1/1 is not to 1:20 scale as
noted and is close to 1:10 scale but still off. Please correct.
7) Done.
8) 7.25.19 Not Done. Show haul routes.
9) 7.25.19 Not Done. Not discernable on Site plan Sheet 1/1. Site plan Sheet GT1 has no
dimensions at all. Clearly note landscape strip and width, sidewalk and width. Show all
existing and proposed frontage improvements. Provide width of landscape strip and
sidewalk. Sidewalk shall be a minimum of 5' in width.

11) 7.25.19 Done, but also add standard details for construction of sidewalk and curb. See
above to locate city standards. Add note that curb/gutter shall also be removed and replaced
if it has existing damage or is damaged during the construction process.

15) New Comment: Sheet 1/1 calls out a 30' width for the driveway but the width that the
corresponding arrows describe is 27', maybe 28'. When you enlarge this plan and print out
this plan, please check all measurements to confirm they are correct prior to submission.
16) New Comment: Sheet 1/1 calls out the encroaching house area as 285 sf, this is not correct.
Please add correct square footage.
17) New Comment: Sheet 1/1 does not show the encroaching concrete patio. Please show patio
within the easement and add square footage to impervious surface calculations and drainage
design.

line etc.

DEMO Do not submit a Demolition plan -the house is demo'd.
WATER
1) 7.25.19 Not Done. Both Building and Fire have indicated that a 1" water meter is necessary.
Please show a 1" meter on the plans. Revise plan after reading a through d below. If the
house will be over 3000sf, (this house is 3254 sf not including the veranda, see architectural
plans) then it is likely that this will apply. Please review the following and revise plans as
needed.
If indicated by the Fire Department, a fire sprinkler system is required for this property.
Typically if there is an existing water service line from the water main to the meter, the
water service line/meter will not be the appropriate size and a new tap will be required. The
applicant will be required to pay for the new tap on the main and the new meter. Please
revise plans to include the following:
a. Please add a note that a 1" meter is to be installed

b. Show the water meter located in the right-of-way, such that the back of the meter is
on the prope . line. The water meter shall not be located within the driveway.
c. Please show a 1-1/2" water service line to be installed from the back of the meter to
the house (as required for a combination fire and domestic service).
d. Please label the pipe material and note tracer wire to be installed on the water service
line.
2) Done.
3) 7.25.19 Not Done. Unable to locate. This note must be added to the same plan that the
water meter installation is shown. Please add a note to the plans that all final restoration
shall be completed by the contractor not the City of Edmonds.
4) New Comment: show the location of the old meter and add a note to cut and cap it.
SEWER
1) Done.
2) 7.25.19 Done but call out is under/over other call outs and difficult to read. Please move so
there is no conflict with other notes.. Show a 6" cleanout at the property line (on the right of
way side of the p/1). Please add a note that the 6" cleanout at the property line shall have a
12" cast iron lamphole cover with %2" hexbolts. Note invert.

6) 7.25.19 Not Done. Add this as a note: If a new sewer lateral is necessary and the connection
will be core drilled, show the connection at the sewer main per City standards and with a
Romac Inserta-tee. If the sewer connection will be cut in, please show a wye to be installed.
DRY UTILITIES
1) Done.
2) New Comment: Add note: "All utilities shall be placed underground." No aerial power or
cable. Revise plans as needed to comply i.e. label power as underground.
3) New Comment: Please clear up the call outs and lines shown for the gas service.
STORMWATER
1) New Comment: On all sheets, the patio belonging to the neighbor residing in the easement
is not shown on the survey or any of the plans. See attached photo. Add the impervious
surface to the stormwater calculations and to the revised stormwater report.
2) New Comment: Sheet C1.1 the neighboring home within the easement is not shown on the
plan.
3) New Comment: Sheet 1/1 labels the neighboring house area in the easement as 285 sf. It
scales out as 400 sf (including eaves -see architectural plans). Revise callout.
4) New Comment: There is a measurement of 46.98 which appears to be the length of the
property east and west lines but this does not scale out on any of the plans. Please revise.
5) New Comment: On Sheet C1.1, the north property is called out as 120' but scales at 116'.
The resubmittal shall have all scaling issues corrected or it will be returned for revision
without further review.

6) New Comment: On sheet C1.1, please replace all catch basin symbols with squares, circles
are associated with manholes.
7) New Comment: Total coverage amounts on Sheet 1/1 and Sheet C1.1 do not agree.
8) New Comment: There are half revision clouds on Sheet C 1.1 with triangle reference 1 but
not information is included.
9) New Comment: Please do not use clouding on civil plans.
