During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website www.edR-n011,dSw,a,&!y under "Permit Assistance":
The submission requirements for a Single Family Residence review include 3 plans: a plot
plan (site plan), a grading/tesc plan and a stormwater/utility plan. Please submit a separate
grading/tesc plan and add utility information to the stormwater plan. The comments are
categorized by the plan applicable.
1 . The site plan is not consistent with the stNter drainage plan. The,site plan shows a
concrete driveway with a catch basin, the stormwater plan shows permeable pavement and no
catch basin.
2. The site plan should show the location of all the proposed utilities (water, sewer, gas..) and
stormwater system but does not need to include the details (length, size, etc.).
3. Only the final configuration of utilities should be shown on this plan. Existing sewer is shown,
will that be the final location of the side sewer? If not, remove and show the proposed location
Nf the line.
Call out width of sidewalk.
5. Add note to plan: An assessment of the condition of the existing curbing and sidewalk will be
determined on site by the engineering inspector. Curb or Sidewalk in poor condition or
damaged by construction activities shall require replacement.
6. Impervious surface calculations are not consistent with stormwater drainage plan. Please
revise.
7. Is there an existing or proposed wall along the front of property? Will it be removed
rtained? Please note and call out top and toe elevations if not to be removed.

1. Call out size of water meter and whether "existing" or "proposed". A new meter may be
necessary if fire sprinkling is required by the Fire Marshall.
2. Call out size, material and length of water service line. Please note if re -using existing line
or installing a new line. For fire sprinkling, water line on property is usually required to be
sized at 1 %2" .
Sewer:
1. Existing sewer is shown on site plan but not civils. Add to stormwater/utility plan in final
proposed location. Is the existing line to be reused? If so, note on plan. If not, show only
location of proposed sewer and where it ties in with the existing system. .
2. Show 4"side sewer clean out at house connection and 6" clean out at property line. Add
note stating clean out at property line is required to have a 12" locking cast iron lamphole
cover.
3. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved. If installing new lateral(property line to main), provide invert elevations
at connection to main.
4. Call out size, length, and material of pipe. Label as existing or proposed.
5. Please add both notes to plan:
a. "If re -using existing side sewer (from property line to house): Property owner must
have condition verified and provide a report to the Public Works Department."
b. "If re -using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact the Sewer Division at 425-771-0235
Grading/TESC Plan:
1. Please show temporary construction entrance and location of stockpile(s) on plan.
2. Provide erosion control measure details consistent with City of Edmonds standard details
with your plans. Standard details can be found on the city website.
3. If feasible, consider using wattles in place of silt fences to reduce land disturbance. See
attached wsdot detail.
4. Show catch basin protection if needed in the right of way in front of or downstream from
site. Add detail to plan.
1. Add bottom of footing (bof) elevation or slab elevation for structure and garage.
2. Show existing and proposed grade contours.
3. Show existing home foundation outline with existing elevation and proposed home
foundation outline on plan with proposed elevations.
4. Please verify grading calculations as shown on the site plan.

Jerry Shuster, P.E. City Stormwater Program Manager has provided the following comments for the project|ncatedat

The portion ofthe driveway with a1O%slope must not bepervious. Apossible solution btocollect the runoff
from this portion of the driveway in a strip drain that is plumbed to the detention pipe. Adjust the size nfthe
detention pipe accordingly.
The City nolonger approves detention outlet structures with shear gates. VVehave found they are prone to
leakage anfailure. Please use the enclosed detail for the outlet structure.
Per the City's E72A Detention System handout, a 10 inch outlet pipe is required. The engineer either design the
system without using the simplified sizing provided or if feasible with expected flows, install acatch basin atthe
property line and reduce the pipe to 8" from the property line to the connection in the alley. The engineer will
have to decide if the flows will be minimal enough that this will not interfere with flow problems in the alley.
