Additional information is requested from the applicant at this time. Please ask the applicant to respond to the following. Stormwater Engineer Review: Refer to attached plan review comments by City Stormwater Engineer, Zachary Richardson. Please contact Zack directly at 425-771-0220 or by email at Zachary.richardsongedmondswa.gov with any specific questions you may have regarding his comments. 1. Done. General Engineering Review: The plans are very difficult to read. Please consider that they are probably more difficult to read on the printed sheets than in CAD. Please make revisions to clarify plans. a. Done b. Minimize call outs on items already identifiable by hatching etc, and use "typ". call -outs to minimize clutter. 6112119 `B " call out on sheet C1. 0 for example; it says "Concrete Driveway ". Hatching shows that it is concrete, the information needed is the width. For a driveway entrance, the width needs to fall within regulated lengths so it is an important piece of information. Please provide the widths for both of the driveways measuring at the property line. c. Done 2. Frontage Improvements and Access: a) Some areas of the plans are showing a 10 ft landscape strip and a 5 ft sidewalk. The sidewalk appears to be 4 ft in width near the 72"d access. The CG code specifies that the pedestrian zone be a 5 ft landscape strip, 5 — 10 ft wide sidewalks (dependent on row availability) and an 18" amenity zone. Please revise plans to meet these specifications. 6112119 The streetscape zone and the pedestrian zone should each be 5 ft in width. Sidewalk should be straight along 2121 and 72"d Utilities will have to be relocated if there are conflicts. On 72"a sidewalk shall cross the utility vault, please call out adding a non-skid lid. Any other utilities in sidewalks shall also have non-skid lids. 6112119 Transition from existing corner sidewalk ramps to location behind the 5 ft streetscape shall be shorter/less gradual. 6112119 Transition to existing sidewalk shall be done in the frontage of the adjacent properties on both streets b) Street trees are required along 212th and 72nd. Please use a small symbol (not an actual tree symbol) to show the planting locations to verify no conflicts with utilities. They should be 40 on center on 212th and 20 on center on 72nd St SW. 6112119 Trees shall be evenly placed at 20 on center along 72"a c) The sidewalk ramps at both driveway will be at least 6 ft in length, maybe longer on the north side of the west exit on 72nd to meet the under 8.3% ADA slope requirement, please revise plans. 6112119 ADA domes are not required at driveways, only at roads or intersections. The domes signs to the user that they are entering a road. d) Done. e) The trash area and adjacent sidewalk area is not clear. Please provide a cleaner presentation of that area. Will the area be accessed from the garage by garbage trucks? accessed from the sidewalk?? Is that a curb cut for garbage trucks? Is there cover over it all? Walls? Is it enclosed? There appears to be a storm pipe?
