Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. SITE PLAN 1) An asphalt driveway approach shall be required with the proposed garage addition. a. Done. b. Please submit a ROW Permit Application for the work associated with the asphalt driveway connection at the street. 2) 10/23/19 Dimensions are not provided fully for the driveway areas. Scaling out the plan, total driveway area appears to be over 800 sf. Add dimensions to confirm totals. Please revise. The asphalt approach required for this addition shall count toward new impervious surfaces created for this project. Please show the dimensions of the asphalt approach on the plans and include this in the total new impervious surface area. a. Please note that meeting or exceeding 2,000 square feet of new hard surfaces requires stormwater management. 3) 10/23/19 The total impervious surface is a combination of the area calculated using the roof line of the structure (not the lot coverage) and the hard surfaces like asphalt, gravel, etc. Please revise the impervious surface calculations. 4) There appears to be a rockery against the west side of the house. Show on plans and provide top of rockery wall elevation and bottom of rockery wall elevation. Rockeries are not reviewed or approved by the City of Edmonds, however rockeries must not fall under any of the prohibitions found in Edmonds Community Development Code 18.40.020A.1 through 9. 5) Please show the rockery adjacent to this property in the access driveway for 9834. Add top of rockery elevation and bottom of rockery elevation. Show that the edge of the proposed driveway turn out is of an equal or greater distance of equal to the height of the rockery to prevent surcharge (if the rockery is 2 ft tall then the edge of the driveway must be 2ft away from the rockery). 6) 10/23/19 Please label deck on plans. 7) Show and label fire hydrant. UTILITIES 1) 10/23/19 Is the existing meter 1"? Or is it 1/4" now and will be upgraded to a 1" since fire sprinklers will be required. The water line from meter to house needs to be upgraded to 1'/2" for fire sprinkling also. Please revise plans.
