Hello Mr. Folgedalen,
I am following up with you after our conversation at the counter last week. The updated site plan (resubmitted to the
City on May 13th) shows removing one of the driveway approaches. Per our conversation at the counter, it is my
understanding that you would like to keep both driveway approaches. Paving both driveway approaches, 12' wide by 20'
long, will be required. With the two paved driveway approaches at 240 square feet each and the proposed building
addition, the total impervious surfaces for this project exceed 2000 square feet. Meeting or exceeding 2000 square feet
of new/replaced impervious surfaces triggers stormwater management.
The updated site plan is also showing the gravel driveway to be restored to its earlier (circa 2016) condition. If the gravel
driveway returns to its earlier condition, it will be considered existing and will not count toward the new/replaced
impervious surfaces.
The email below includes the most recent comments I had sent to your architect. I have also attached the plan review
comments dated 3/29/19 that I sent out on the second review of the plans.
At this time, please either respond to the comments provided to the architect or revise and resubmit plans that clearly
show your intentions with this project.

Hi Jennifer,
I left you a voicemail regarding a few corrections to the site plan you resubmitted, but I figured I would shoot you an
email too.
Please submit an updated site plan with the following corrections:
1. The scale is not accurate. Please submit plans to an accurate scale so I can verify the impervious surfaces total.
2. Please add a note to the plans where the gravel will be removed that the soils will be compost amended and
permanently stabilized per BMP T5.13.
3. For the existing driveway approach that is proposed to be removed, please show on the plans that the sidewalk
and curb/gutter will be replaced per City of Edmonds standard details TR-531 and TR-521.
4. Prior to issuance of the building permit, we will need a Right -of -Way ROW Permit application filled out and
signed by the contractor who will be performing the work. When the building permit is ready to issue, we will
issue the ROW permit with the building permit.

During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.

GENERAL
1) The plans provided do not clearly show the limits of the existing driveway. It is understood
that the current conditions include additional gravel area beyond what the original
conditions were. Please show the extents of the previously existing gravel surfaces on the
plans, as well as the extents of the gravel surfaces in the current condition.
• The resubmitted plans do not accurately depict the existing gravel driveway
dimensions; what is shown resembles the 2016-2017 gravel driveway visible
from aerial photos.
• Please clarify on the plans if the intention is to restore the gravel driveway to
the previous dimensions or to keep it in its current condition. Please note that
the additional gravel on the existing driveway was not approved through a
permit process, and thus will likely trigger stormwater management, in
conjunction with the proposed addition.
• In my previous comments, it was not clearly stated that meeting or exceeding
2,000 sf of new/replaced impervious surfaces triggers stormwater management.
From what is shown in the resubmitted plans, this project proposes 2,000 sf of
new/replaced impervious surfaces. As the plans are currently shown,
stormwater management shall be required. Please revise plans and resubmit
accordingly.
2) The driveway approaches are required to be paved and shall extend from the edge of the
existing street (back of sidewalk) a distance of 20 feet or to the edge of the property line,
whichever is greater (Edmonds City Code 18.80.060C). Please adjust the plans accordingly.
• Please note that the upgrade from the two gravel driveway approaches to the
two (2) 12' by 20' asphalt approaches will count as new impervious surfaces;
please include these new impervious areas in the calculations for the total new
impervious surfaces.
3) Adding gravel beyond the extents of the previously existing driveway limits, as well as
adding pavement to the driveway approaches, will count toward new and replaced
impervious surface areas. If all new and replaced impervious surface areas exceed 2000sf,
stormwater mitigation will be required. Revise the total new and replaced impervious
surfaces on the plans to include the new gravel drive surfaces and paved driveway
approaches.
• Please note that refreshing existing hard -pack drive surfaces with new gravel will not
count toward the total new and replaced impervious surface areas; adding new gravel
outside of existing hard -pack drive surfaces will count toward the total new and
replaced impervious surface areas.
• Please note that meeting or exceeding 2,000 sf of new/replaced impervious
surfaces shall require stormwater management.
