Engineering Comments 4-Shoring.pdfOF EDV0 CITY OF EDMONDS CIVIL PLAN REVIEW COMMENTS ENGINEERING DIVISION 6'st 1 g90 (425) 771-0220 City Website: www.edmondswa.gov DATE: December 16, 2019 FROM: Jeanie McConnell, Engineering Program Manager Jeanie.mcconnell@edmondswa.gov RE: Application 4: bld20181622 Project: GRE Edmonds, LLC Project Address: 23400 Highway 99 During review of the latest resubmittal, it was found that there are a few more corrections to be made. Please submit revised plans/documents with a written response to each of the items below to a permit coordinator. The following comments are specific to temporary shoring being provided in conjunction with the subject project. Temporary Shoring Wall plans were submitted to the City, however, the civil construction plans do not show or reference the shoring. GENERAL 1. Revise plans to address the final condition of the soldier pile shoring wall. Are any portions of the wall (on the south side, for instance) proposed to be cut down, lagging removed, etc? 2. Revise plans to indicate how utility systems on the south side of the site will work in conjunction with the proposed shoring wall. Pile locations will need to line up with proposed utility penetrations, etc. 0 — TEMPORARY SHORING WALL — l . The upper south wall, along the south (234') property line, has been shown with piles being located in the right-of-way. The City has not given permission for the piles to be located in the right-of-way. Please respond informing as to why this is necessary for this project. 2. The plan set indicates shoring is not required along the east (Highway 99) property line. Please explain the triangle symbols shown on the plans. SH3.3 — TEMPORARY SHORING WALL — SOUTH WALL ELEVATIONS 1. The upper south wall indicates the wall will be constructed above the existing grade. Please shown finished grade in this wall section detail. There potentially could be conflicts with the location/height of the wall and the proposed driveway. SH3.A — TEMPORARY SHORING WALL — PILE AND ANCHOR SCHEDULES 1. Based on the pile schedules provided for the upper and lower south walls, the pile lengths extend up to 27-ft deep for the upper wall and 20-ft deep for the lower wall. This confirms there will be utility penetrations through these wall sections. Revise plans as needed to address this. SH4.0 — TEMPORARY SHORING WALL — CROSS SECTIONS & DESIGN DIAGRAMS 1. Revise Detail SU3 as follows: a. Label building b. Show existing 234th St SW pavement c. Walls are shown to be above grade, which will be in conflict with the proposed driveway d. Show utility penetrations. e. If portions of the wall are proposed to be removed/cut down in the final condition, please provide another detail showing the final condition. Thank you. Page 2 of 2
