The comments provided below are based upon review of the application and documents
submitted for the subject application. Additional information is requested from the applicant at
this time. Please ask the applicant to respond to the following.
1. Traffic Impact:
a. Traffic Study: Please provide a traffic study is if the proposed project creates
more than 25 peak -hour trips.
b. If the proposed project creates less than 25 additional peak -hour trips, please
provide a Traffic Impact Analysis Worksheet.
More information including the worksheet can be found in the handout of the same name on the
City of Edmonds website. Specific mitigation fees will be further reviewed during the building
permit phase of the project.
General Engineeriniz Review:
The following comments are provided by the Engineering Technician, Joanne Zulauf. Please

any specific questions you may have regarding his comments.
1. Frontage Improvements and Access:
a) Provide a detail showing frontage improvements similar to the CG Code example below.
Tree grates shall be placed two feet away from back of curb to protect trees from large
trucks etc. Call out all distances.

Note: Numerical Ranges for the Pedestrian Zone and the Activity Zone are
typical but do not control over other requirements of this chapter.
2. Please call out any power poles or other existing utilities that will conflict with the new
sidewalk location. Show them in relocated out of the sidewalk.
3. Bicycle racks provided?
4. Please show on plans if there will be any exterior water or sewer construction. Include size
and inverts where applicable.
