During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents with a written response to each of the items below to an engineering technician.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1. 4/25/19 Under Review. Please provide an itemized engineers cost estimate for both on -site and
off -site (right-of-way) improvements, including all utilities, traffic control, NGPA fencing and
restoration/enhancement plantings. Use the King County Site Improvement Bond Quantity
Worksheet and utilize the "write-in" sections where appropriate.
• At a minimum, a bond is required to be placed for all erosion control measures and right-of-
way improvements.
Please note, if you intend to post a bond in order to record the subdivision and ahead of
constructing the required improvements, the bond amount shall be based on the entire scope
of the project.
The amount of the bond will be based on 120% of the City approved estimate. The City will
inform you of the appropriate bond amount after review of the cost estimate. Please obtain
the appropriate subdivision improvement bond forms from the City — available on the City
website.
Inspection fees for this project will be calculated at 3.3% of the 100% City approved
estimate for all improvements.
Sheet 2 — Grading and SWPPP
1. General Construction Notes.
a. Please revise general note #1 to reference the applicable versions of the WSDOT/APWA
and the SWMMWW.
b. Revise general note #19. There is no detention system being installed for stormwater on
this project.
c. Please see the General Notes provided on our website for the current city water quality
technician.
2. Show job shack location, if any.
3. Please show a rock construction entrance or add call out if existing driveway will be used.
4. Expand clearing limits to include the work in the road.
SHEET 4 Road, Drainage and Utility Notes
1. The City's Public Works Operations and Maintenance Department provides Fire/Aid address
signs, as required, upon payment of required fees ($75/sign). One (1) fire aid address sign will
be required with the proposed development and the plans shall reflect a process that requires the
contractor/property owner to contact the Engineering Division by email at
engineeringpemits(a)edmondswa.gov 2-weeks in advance of the requested sign fabrication.
2. Please add a note to the plans that states the painted fogline and centerline will be restriped, as
required, prior to project completion.
3. Revise plans to show widening of the south bound lane of 83rd Ave W to provide for minimum
11-ft wide travel lanes. Add a cross section of 83rd to the plans showing existing and proposed.
4. Utility patches shall be combined and full width or half width overlay will be required
depending on the extent of disturbance. Where utility patches fall entirely within one travel
lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into
both travel lanes then a full width overlay is required. Revise plans as needed to show the full
sawcut areas consistent with this policy and add note to this effect on the plans.
Sheet 6 — WATER & SANITARY SEWER
1. 6" cleanout required on the right of way side of the property line with 12" lamphole cover with
1/2" hexbolts.
2. Move all side sewer invert information to this sheet.
3. Add note to plans: "Side Sewer shall be TV'd by property owner/contractor to determine
condition for reuse. A copy of the TV shall be submitted to the Public Works building for
review."
4. Add note to plans: "Sewer Lateral shall be TV'd by the City to determine condition for reuse.
Once exposed, please call the Sewer Division at 425-771-0235."
5. Provide an approx. invert for the existing side sewer stub.
6. Add note that City will TV sewer main prior to final acceptance.
7. Meter(s) shall be placed against the right of way side of property line and outside of driveway
approach.
8. Show blue reflector required in the street ROW identifying fire hydrant locations. Refer to City
Standard Detail.
9. Hydrant shall be a distance of 3 ft from the edge of pavement.
10. Revise fire line connection to the main. The connection shall reflect the information provided
on the standard detail.
