Project: West Edmonds Coop Preschool
Project Address: 21405 82nd Pl W
During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning and Building, may result in
additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to a permit coordinator.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit
Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-12pm.
City of Edmonds handouts, standard details and development code can be referenced on the City website.
1. Please provide the specific angle of the parking spaces. Per Edmonds Community Development
Code (ECDC) Chapter 18.95 Table 1, the angle of the parking spaces determines the minimum
aisle width for one way traffic.
2. Pavement arrows directing traffic through the one-way drive aisle is required.
3. Provide a one-way traffic sign near the entrance of the drive aisle.
4. Please provide the turning radius for the emergency vehicles. It needs to be stated on the approved
plans. Turning clearance information can be found in ECDC 18.95 at the end of the chapter.
5. To provide clarity, please lighten the existing striping further or remove altogether(preferable).
6. When comparing the dimensions for the lot on the plans with the GIS map (attached), the
measurements appear to be different enough to cause some concern. GIS can be off a couple feet
here and there but as you can see the difference is over 10 ft on the south property line. Please
make sure the parking lot is measured to the edge of property line, not the road edge, so that all of
the spaces are on private property. Recheck the scale of your drawing and remeasure the site if
needed to complete a revision of the plan.
