Please redline plans or submit two (2) sets of revised plans/documents with a written response to each of the items below to an engineering technician. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details and development code can be referenced on the City website. GENERAL 1. Please provide an itemized engineers cost estimate for both on -site and off -site (right-of-way) improvements, including all utilities, traffic control, NGPA fencing and restoration/enhancement plantings. Use the King County Site Improvement Bond Quantity Worksheet and utilize the "write-in" sections where appropriate. • At a minimum, a bond is required to be placed for all erosion control measures and right-of- way improvements. Please note, if you intend to post a bond in order to record the subdivision and ahead of constructing the required improvements, the bond amount shall be based on the entire scope of the project. The amount of the bond will be based on 120% of the City approved estimate. The City will inform you of the appropriate bond amount after review of the cost estimate. Please obtain the appropriate subdivision improvement bond forms from the City — available on the City website. Inspection fees for this project will be calculated at 3.3% of the 100% City approved estimate for all improvements. 2. As identified in the engineering requirements, the granting of the 8 ft exclusive public pedestrian and utility easement is required. The approval of such shall be brought before City Council. The first step is a Council Committee process and the second step is approval before the full Council. The following shall be provided by the applicant: a. Vicinity Map b. Site Plan showing improvements and location of easement; and/or c. Site Plan showing public right-of-way dedication The next available meeting date is May 7th (committee is only held on the 2nd Tuesday of every month). The above requested information shall be submitted by April 30th (the Tuesday one week prior to the council meeting date) in order meet this Council Committee date. Following the Council committee meeting, the item will be placed on the Council consent agenda on the next available meeting date. Sheet CV-01— COVER SHEET 1. There is a box called Project Classification and another box called Impervious Areas. If the impervious areas are referring to the separate lots, please add information to make that clear. Also, the lots are all considered part of the larger project and therefore are considered Category 2 as well. Sheet RS-01 — ROAD AND STORM DRAINAGE PLAN 1. Will the vault access road be permanent? If so, it must be paved 20 ft in from the edge of the road. 2. Add note on plans "Fire/Aid address signs can be ordered from PW Ops. They require 2-week minimum notice to PW Sign Shop — 425-771-0235." 3. Add Notes: "Utility patches shall be combined and full width or half width overlay will be required depending on the extent of disturbance. Where utility patches fall entirely within one travel lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into both travel lanes then a full width overlay is required." Revise plans as needed. Sheet SW-01 —SANITARY SEWER AND WATER PLAN 1. Each 6" cleanout required at the property lines needs 12" lamphole cover with 1/2" hexbolts. 2. Add note that City will TV sewer main prior to final acceptance. 3. Cleanouts: required at property line, at edge of easement and at the end of the run. Locking Cl lamphole covers shall be installed at property line and when located in hard surfaces. Cleanouts shall be placed a maximum of 100' apart when the lateral length exceeds 100 feet. 4. Slope of proposed sewer line? 2% desired. If less than 2%, but over 1 %, upsize of pipe would be acceptable. 5. Add notes that at all crossings of water and sewer lines, the water line will be sleeved with 20 ft pipe centered on crossing. 6. Add 4" storz adaptor to fire hydrant on 215tn Sheet X of X — DRY UTILITIES 1. Show location of pad mounted transformer, if proposed; to be located on private property. Water Comments • Install ARV instead of blowoff. Connection to main needs to be done on the pipe and not on the cap. Air Vac and blow off shall be placed at the back of sidewalk. • Callouts for fittings missing. Please provide fitting size and type information as well as information relating to fitting connection type (MJ, FL) • All City standard details need to be referenced on plans (water meter, concrete blocking, etc.) • All standard details used in the design need to be provided within the plan set. • Show concrete blocking at end of main and callout as well of blocking detail. • Show that all fittings shall have megalugs installed. • Service connections onto the main as shown are not possible. Pipe connections to main need to be perpendicular to main and then swept in a radius heading toward the respective proposed meters. • Make sure that clearances between service saddle connections is at least 1'. This also applies to the ARV connection. • Provide profile of new waterline installation. Sewer Comments • Show pipe on plans/profile as SDR-35 • All City standard details need to be referenced on plans (cleanout, sewer service, trenching, road trench patch, manhole, etc.) • All standard details used in the design need to be provided within the plan set.
