Engineering Decision-Final_Plat.doc CITY OF EDMONDS ENGINEERING DIVISION Date:May 20, 2016 To:Sean Conrad, Associate Planner From:JoAnne Zulauf, Engineering Technician Subject: PLN20150018, Select Homes - Final Plat th 8729-218 St SW – 2 lot Short Plat The Engineering Division has found that the subject 2-lot short plat meets the requirements established for civil subdivision improvements in accordance with Edmonds Community Development Code (ECDC) 20.75. Preliminary plat approval was issued by the Planning Division on September 3, 2015 and included engineering conditions of approval in Attachment 4 of the staff report. Civil construction plans were submitted to the Engineering Division on September 15, 2015 consistent with the conditions of approval and ECDC 20.75.120. The plans were approved for construction on October 6, 2015. The improvements shown on the approved civil construction plans were constructed by the contractor and approved by the Engineering Division on January 13, 2016. A performance bond was submitted by the developer and accepted by the City on October 15, 2015 reflecting the total cost to construct the short plat improvements in the amount of $57,943.20. As a condition of development the subject plat will dedicate a 10-foot strip of property as th public street to the City of Edmonds along 218 St SW. The dedication was approved by the City Council during their May 18, 2016 meeting. City of Edmonds
