The Engineering Division has found that the subject 3-lot short plat meets the requirements
established for civil subdivision improvements in accordance with Edmonds Community
Development Code (ECDC) 20.75.
Preliminary plat approval was issued by the Planning Division on January 23, 2013and
included engineering conditions of approval.
Civil construction plans were submitted to the Engineering Division on March 22, 2013
consistent with the conditions of approval, City standardsand ECDC 20.75.120. The plans
were approved for construction on Novermber 13, 2017.Consistent with ECDC 20.75.130.D,
and at the request of the owner/developer, approval of the civil plans included an approval to
defer constructionof all required improvements to the construction of thesingle-family
residence on Lot A. As a condition of Lot A building permit approval(which has not yet
occurred),a performance bond shall be posted for all required short plat improvements. A
condition requiringconstruction of all required improvements with said building permit
appears ontheface of the recording documents.
The subject development did not include street dedications to the City.
