I discussed this with our Fire Marshal and with a couple width/length requirements, the driveway to the proposed residence on 81s' can function as the fire turnaround. The existing road will need to be widened to be a minimum of 20' with an 18" thickened edge if needed for drainage. This may exceed the 10' lane requirement (yes, it is not 11' as I previously told you but 10' on a dead end) but the majority of the remaining right of way is to the east side of the road so it should not be too much more paving that you were expecting. The driveway to the house must be a minimum of 24' in width to the property line with a 25' turning radius at the road. On private property the length of the driveway would need to be a minimum of 18' between the property line and the garage to accommodate 1 car parking outside the garage (your setback requirements will probably take care of this anyway.) The Fire Marshal's requirement of a minimum of 20' paved road stands for the frontage of the entire property on 81'T and 192nd. Again this doesn't look like much of a problem, except at the corner. After some discussion, it was decided that if you are unable to make the 20' of pavement (with an 18 inch thickened edge if necessary for your drainage design), the expansion is attainable on the west side of the road as there is a significant amount of right of way available. Unfortunately, the city would not be interested in accepting a portion of your property to assist you in accomplish compliance. There is a significant amount of right of way available to expand the road on the other west/south side to meet the requirement.
