735 15th St SW — 2 lot short plat
The comments provided below are based upon review of the preliminary civil plans &
documents for the subject short plat. Additional information is requested from the applicant
at this time in order to continue review of the application and provide preliminary approval of
the short plat. Please ask the applicant to provide a written response to each of the comments
below and revise and resubmit plans accordingly.
1. The proposed driveway location on Lot 2 has been reviewed with the City transportation
engineer and it has been determined that access will need to be taken from 8th Ave due to
limited sight distance on 15th St SW. Please revise plans to show the driveway approach
near the NE corner of the property.
2. The location of the proposed individual lot infiltration trenches are in conflict with the
ungerground public utilities (power, phone, cable, etc.) to be located across the frontage.
Please revise the proposed stormwater management systems for the project.
