Right -of Way Dedication for Public Streets: a) N/A 2. Public Street Improvements & Access (Asphalt, curb, gutter and sidewalks): a) Curb and gutter shall be provided along property frontage as required to X comply with City standards and requirements. b) Existing sidewalk to be removed and replaced along property frontage as X required to comply with City standards and requirements. c) Existing driveway cut on 196th St SW to be removed and replaced with standard sidewalk, curb and gutter per City standards. X X d) Cross slope of public road shall not exceed 2% e) A shared access road from 196th shall serve Lot 1 and Lot 2. X i. Access curb cut shall be constructed to meet City standards and ADA requirements. ii.-Access points shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials (AASHTO). 3. Sanitary Sewer System Improvements (COE): a) Applicant must meet requirements set forth by City of Edmonds for connection to public sewer system.
