Cross slope of public road shall not exceed 2% Lots 1 & 2 shall take access from private access road. i. Access road approach shall be constructed to meet City standards and ADA requirements. ii. Access road at 96th Ave W shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials (AASHTO). Private Access Requirements & Improvements: Lot 1 and 2 shall take access off shared private access road with access from 96th Ave W. i. Private access road shall be paved to 12.0-feet in width, plus 18" asphalt thickened edge or 6-inch concrete extruded curb may be used to direct storm flows. ii. Slope of private access road and driveways shall comply with City Codes and standards. iii. Cross slope of private access road shall not exceed 2% Individual driveway access points shall meet sight distance requirements set forth by the American Association of State Highway and Transortation Officials (AASHTO). Provide asphalt or concrete driveway approaches meeting City Standards on each lot. Street Turnaround: Provide on-site turnaround for Lots 1 & 2 to City Standards. Easements (City utilities, private access, other utilities): Provide all easements as required - access, utility, etc. All lots shall take access off private access road. Private access easement shall be 15 (fifteen) feet in width Street Lights: N/A Street Trees/Planting Strip: N/A Water System Improvements (COE): Applicant must meet requirements set forth by City of Edmonds for connection to public water system. Public hydrant spacing shall meet requirements of ECDC 19.25. Provide water service stub to Lot 2 Connect to public water system. Install storz adapter on existing fire hydrant, as required. Sanitary Sewer System Improvements (COE): Applicant must meet requirements set forth by City of Edmonds for connection to public sewer system. Provide new service lateral from City's sanitary sewer main to development. i. Provide 6" sewer lateral from main to property line/edge of easement ii. Provide 4" side sewer to individual lots. iii. Where side sewer provides service to more than one lot, it shall be a minimum of 6". Connect to public sewer system. Stormwater System Improvements: Provide a Stormwater Management Report and Site Plan that shows compliance with the 2014 Department of Ecology Stormwater Manual as amended by ECDC 18.30 and the Stormwater Addendum. i. Stormwater management design shall account for proposed short plat improvements, including improvements within the right-of-way and future lot development. Construct privately owned and maintained stormwater management system. i. Construction of Low Impact Development BMP's for individual lots may be deferred to the single family building permit with condition of construction deferral noted as such on the face of the plat map. ii. Stormwater management system to be located on private property. Connect all new hard surfaces to stormwater management system(s) as required. Provide storm sewer stub to all proposed lots, as applicable. Connect to public storm system, as applicable. Underground Wiring (per Ord. 1387): Required for all new services. Excavation and Grading (per IBC) Submit a grading plan as part of engineered site plan. Submit grading plan for foundations with building permit. Signage and Striping (per City Engineer): All signs shall be vinyl letters and to City standards. Provide "No Parking - Fire Lane" signage/signage as required by Fire Dept. Install fire and aid address signage. Construct crosswalk and stop bar to City standards. Install stop sign conforming to MUTCD standards at the intersection of 6th Ave S and Forsyth Lane. ROW Survey Monumentation (per Ord., Sect. 12.10.120): N/A As-built Drawings (per City Engineer): Provide an as-built drawing of all street and utility improvements both in electronic format as well as a hard copy.
