Sidewalk shall be replaced with concrete 5ft sidewalks and a 4ft wide X landscape strip along property frontage on Edmonds Way as required to comply with City requirements and ADA standards. d)Existing driveway cuts on Edmonds Way to be removed and replaced with X standard sidewalk, curb and gutter per City standards. e) X Driveway approaches shall be installed perpendicularly to Edmonds Way. f)Storm catch basins shall be installed in gutter flow line in Edmonds Way, X as required. h Tree grates shall be installed as required to meet street tree X requirements. i) X Cross slope of public road shall not exceed 2% j)Lot 2 shall take access off Edmonds Way. Access road at Edmonds Way shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials (AASHTO). 3.Private Access Requirements & Improvements: a)Lots 1 and 3 shall take access off shared private access road. X b)Public hydrant spacing shall meet requirements of ECDC 19.25. c)Provide water service stub to each Lot X X d)Connect to public water system.X e)X Install storz adapter on existing fire hydrant, as required. 9.Sanitary Sewer System Improvements (COE): a)Applicant must meet requirements set forth by the City of Edmonds for X connection to public sewer system. b)Provide new 6" service lateral from City's sanitary sewer main to X X development with 6" cleanout at the edge of right-of-way/easement. c)Provide side sewer stubs to individual lots. Side sewers shall combine to outfall into single sewer lateral connection to public main in Edmonds X X Way. i. Cleanout to be provided at property lines. ii. Side sewer to be 6" where shared. 10.Stormwater System Improvements: a)Provide a Stormwater Management Report and Site Plan that shows compliance with ECDC 18.30, Stormwater Supplement and 2005 Department of Ecology Stormwater Manual. Please note: Stormwater system design is vested under this application as long as construction X begins by January 1, 2022. If construction does not begin prior to this date, the stormwater system shall be redesigned to comply with current codes. i. Low Impact Development BMP's should be used where feasible.
