Land Use Application Questions
1. Will the Architectural Design Review Board be review the project?
2. Will a traffic study be required? A traffic study will be required for this project and traffic impact fees shall
be assessed. Please see Edmonds Community Development Code 3.36 for more information.
3. Will a dedication be required along 76T" Ave be required? What frontage improvements will be required?
Frontage improvements are currently being completed under a capital improvement project. Final paving of
76th is scheduled for July of this year. There is a prohibition of cutting into new paving for 1 year. Penalty fee
for the subsequent four years.
New sewer and a 2" water stub has been installed to the property. Gas is on the other side of the street so would
require a street cut. If a connection to the storm main is required it would be an additional cut in the street. At
the southwest corner of the frontage, there is a power pole in the sidewalk. If there is not a minimum of 5' clear
sidewalk area around the pole, it will need to be moved to the back of the sidewalk at the property owner's
expense.
4. What type of Fire Department access will be required in the building and around the proposed
building?
5. Is an arborist report required for removal of existing trees?
Whgt type of landscape is to be provided in the setbacks?
7. Are there parking lot landscaping requirements?

9. Is access as shown in plan acceptable? Yes, it was newly been installed within the last year with the cap project.

12. Is undergrounding of overhead utilities required by the city? Yes, undergrounding of utilities is required of
all new construction project's.
Design Review Application Questions
1. Outside of the required plan sets, what additional presentations and materials will be required for
the Architectural Board Application?
2. After the Design Review application is submitted, what is the Edmonds Architectural Board review
timeline?
Additional Engineering Information
In addition to impact fees, there will also be general facility charges for storm and sewer. The
stormwater charge is based on the final total of new and replaced impervious surface of the property.
Sewer facility fee is based on the use of the building.
Stormwater facilities shall be designed and constructed consistent with the 2012/14 Stormwater Manual and
city specific code. This information can be found in ECDC 18.30 and the Edmonds Stormwater Addendum,
both can be accessed on the city's webpage.
