During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a written
response to each item below.
Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details, application and other forms, and development code
may be referenced on the City website: www.edmondswa.gov under Services/Permits and
Development.
***Per the applicant, the review of this single family residence is being reviewed in
conjunction with the short plat (PLN20180024). If the short plat does not proceed, a new set
of plans will need to be submitted that do not show the short plat improvements, but what is
required as part of a new single family residence. This plan may not be issued until the Civils
for the short plat have been approved and issued. ***
GENERAL
1) Submit Side Sewer Permit Application form
2) Note AFN's for all easements and/or recording documents for proposed easements as
applicable (may reference short plat number).
3) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall
not exceed 14% slope. Please indicate this requirement on the plans.
Sheet 1 of 3 — SITE DEVELOPMENT PLAN
WATER
1) As indicated by the Fire Department, a fire sprinkler system is required for this property.
Typically if there is an existing water service line from the watermain to the meter, the water
service line/meter will not be the appropriate size and a new tap will be required. The
applicant will be required to pay for the new tap on the main and the new meter. Please
revise plans to include the following:
a. Please add a note that a 1" meter is to be installed
b. Show the water meter located in the right-of-way, such that the back of the meter is
on the property line. The water meter shall not be located within the driveway.
2) Add a note to the plans indicating where the landscape irrigation backflow assembly will be
located (if one is proposed).
SEWER
1) Add the invert elevation at the stub (installed with the short plat).
STORM
1) Show where the retaining wall drainage will discharge to if drains are to be installed.
2) The surface water runoff from the driveway shall not sheet flow over the sidewalk. Please
show the surface water runoff from the driveway being collected and discharged to the
onsite stormwater management system.
DRY UTILITIES

Sheet 2 of 3 — GRADING AND TESC PLAN
TESC
1) Please show and add a note to the plans that filter socks will be added to any catch basins
downstream from the construction site. Please reference the Edmonds Standard Detail.
2) Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during construction.
