Response to Review Comments (Engineering)
Dear JoAnne:
We have reviewed the engineering comments memorandum dated March 6, 2019. The civil plans
and reports have been revised accordingly to address the City's comments shown in the letter. The
City's comments have been copied below.
The engineering comments did not require any plan updates other than details about the water
connections. However, planning and building comments related to the building design has triggered
the following:
- A revised fire riser room (NW corner of the building). The revised room location was done to
accommodate an exterior door for access. An associated retaining wall and concrete
walkway were added to the north side of the building.
- West side, the stair to level 2 was deleted and replaced with a concrete ADA access ramp.
An ADA parking stall was added in conjunction with this ramp.
- Two standard parking stalls were added for updated floor areas.
The plans have been updated for the revisions mentioned above, driven by building revisions. The
added impervious area was tracked in the updated drainage report, approximately 1,227sf of new
PGIS. (see tables on page 7 and 8). I've attached a recuced-size architectural site plan with the
changes clouded for clarity.
Below, comment responses and a description of plan updates has been added after each comment
as applicable. Please review and verify that we have adequately addressed each comment.
1. Please revise the plans to show a pressure connection for the fire connection and hydrant on
761h Ave W.
RESPONSE: The fire service and fire hydrant connection tees have been revised to wet taps. The
City standard detail has been added to the water detail sheet as well.

Please review Traffic Impact Handout E82. Complete the worksheet for the Change in Use
section noting the increase in square footage of the structure or provide an independent
calculation.
RESPONSE: Traffic Analysis handout E82 has been provided. A copy is included with this
submittal.
We look forward to hearing a response to see if the engineering comments have been addressed.
We will do our best to coordinate, as needed, between the multiple permits and projects. Thanks in
advance.
